Heating cover across the Teesside conurbation
Gas is the trade with the hardest legal edge, and the one where the register is real. Our Gas Safe engineers handle servicing, breakdowns, replacements, radiators, controls and heating design across the whole of Teesside rather than one town of it, from a base in Middlesbrough TS3. Ask to see the card at the door, and the registration number sits on the paperwork before you agree to anything — you can check it yourself against the Gas Safe Register, which is the only register that counts.
September is when this page earns its keep. Heating sits idle from about April, faults develop quietly, then the region rings the same small pool of engineers in the fortnight the first cold snap arrives. A boiler that will not fire in September is a booking. In December it is a queue. Anyone who will be typing gas engineer Teesside into a phone in December is better off finding one now, while finding one is easy.
Read this bit if nothing else
Run the heating before the weather turns. Check the pressure gauge. Listen for a rumble that was not there last year. Anything those three tell you is cheaper to act on now.
What drives the cost of a boiler replacement
We do not publish a replacement price, because the figure that fits your house is not the one that fits your neighbour's and a number on a web page becomes an anchor neither of you should argue from. What moves it is this.
| Factor | Why it changes the job | How we establish it |
|---|---|---|
| Same position or moved | Moving it means new gas, flue and condensate routes, plus making good | Survey, before quoting |
| Existing gas supply pipe | The new appliance may need more gas than the current run delivers | Measured, not assumed |
| Flue route and termination | Siting requirements change, so an old flue position is not automatically still acceptable | Inspected on the survey |
| System type change | System or conventional to combi means losing a cylinder and tank and reworking pipework | Decided with you, not for you |
| Condition of the system | A new boiler on a heavily sludged system risks the new heat exchanger | Checked before the quote |
| Controls | Boiler Plus has required an extra efficiency measure on combi installs in England since 2018 | Named in the written quote |
That last row is the one most people have never heard of. The requirement sits in Approved Document L, the part of the building regulations covering fuel and power. If you are weighing a heat pump instead of a boiler, the grant terms are set out under the Boiler Upgrade Scheme — £7,500 towards an air or ground source heat pump, £5,000 towards a biomass boiler and £2,500 towards air-to-air, in England and Wales — and the siting rules under permitted development for heat pumps. In England a combi installation has to carry one efficiency measure on top of the minimum boiler efficiency: smart controls with automation and optimisation, weather compensation, load compensation, or flue gas heat recovery. Any quote should say which. If it does not, ask.
Repair or replace, and how we work it out
There is no age at which a boiler stops being worth repairing. There is a combination, and it is worth knowing the parts of it so you can argue with our conclusion.
Which component has failed, because the spread between a sensor and a heat exchanger is not small. Whether that part is still stocked, since obsolete parts strand you eventually regardless of condition today. Whether this is a first fault or the third in a year, the honest signal that a machine is finished. And how long you plan to stay in the house, which is yours to answer rather than ours.
We diagnose first and price the repair afterwards, so you never agree to an open-ended job. Where the arithmetic favours replacement we say so, and where it favours repair we say that too, including when it costs us the larger job.
Sizing and design, before anybody buys an appliance
The most expensive heating mistakes on Teesside are not bad repairs. They are systems specified by habit rather than by calculation, and they punish you daily for a decade.
An oversized boiler cycles on and off instead of running steadily, which wastes gas and wears components. An undersized one never quite gets there on the coldest fortnight of the year, which is the fortnight you bought it for. Neither is a fault you can feel on a mild October afternoon.
Two situations come up constantly. The 1930s semis across Acklam, Marton and Fairfield often still run a regular boiler with loft tanks and a cylinder, and the combi conversion people ask about is usually right in a one-bathroom house and wrong in a two-bathroom one. The taller Victorian stock in Linthorpe, Oxbridge and the Saltburn jewel streets has ceiling heights that make rooms need more heat than their floor area suggests, so radiators sized off a plan come out short.
Where an extension or loft conversion has added rooms, the system almost never gets recalculated. Bring the heating conversation in at drawing stage, when it costs nothing. Our building renovation and kitchen fitting teams are the same firm, so radiator positions get settled before the plastering.
Cold radiators are usually telling you about the system, not the boiler
A good share of the people who ring about a boiler have a circulation problem, and the distinction is easy to make from your own hallway.
Cold at the top of the radiator is air, and you can bleed it yourself. Cold at the bottom is sludge, iron oxide from corrosion settling where the flow is slowest, and bleeding will not shift it. Upstairs hot while downstairs stays lukewarm is neither: that is balancing, flow taking the path of least resistance and starving the rest. Balancing is adjustment rather than parts, and one of the cheapest real improvements available in a house.
Where sludge is the answer there are two treatments and they are not interchangeable. A chemical clean circulates a cleaner and drains it, which suits a system that is dirty. A power flush drives water and cleaner through each circuit under pump pressure, which is what a blocked system needs and what any old system deserves before a new boiler goes on it. A magnetic filter afterwards stops it coming back. A firm quoting a power flush for every complaint is guessing.
What the symptom usually means
Six complaints cover most of what we are called out for, and in five of them the boiler is not the thing at fault. None of this varies by town, so it is here once rather than under every place name.
| Symptom | Common cause | What it usually needs |
|---|---|---|
| Big rooms never warm | Radiators undersized for the heat loss | A sizing calculation, not a new boiler |
| Two showers cannot run together | A combi at its output limit | A conversation about a system boiler and a cylinder |
| Pressure dropping over weeks | A small leak, often at a valve | Trace and repair, then refill properly |
| Pressure dropping in hours | A larger leak, or the expansion vessel | Diagnosis before anybody orders a part |
| Radiators cold at the bottom | Sludge in an older system | A flush and an inhibitor |
| Hot water fine, no heating | The diverter valve or the controls | Usually a part, not a boiler |
The pattern is worth stating plainly: a heating system that was extended room by room over decades will behave like an undersized one long before it behaves like a broken one, and replacing the appliance does not change how the water gets round the house.
Water hardness changes the advice at Hartlepool
Hartlepool sits outside the Northumbrian Water supply area that covers the rest of the region. Its water comes from Hartlepool Water, part of Anglian Water, and it is genuinely hard. That changes what we recommend there, not what we charge.
Scale builds inside heat exchangers and bites hardest on combis, because they heat mains water directly through a plate exchanger. Scale insulates, so the appliance works harder for the same output, and the rumbling people call kettling is often the first sign. In TS24 to TS26 we raise scale protection at the point of a replacement rather than after one. More on the Hartlepool gas and heating page.
Landlords, and the deadline that catches people out
In a let property, every gas appliance and flue the landlord provides must be safety checked at intervals of no more than 12 months by a Gas Safe registered engineer, and the tenant must receive a copy of the record within 28 days of the check. Those two figures come from the Gas Safety (Installation and Use) Regulations 1998, and the HSE sets out the duty in plainer terms. A new tenant gets theirs before they move in. It is a legal duty on the landlord, and it does not pause between tenancies.
In practice landlords rarely refuse the check. They lose the date. A portfolio has anniversaries scattered across the calendar, and the one that lapses is always the quiet property. We book them on a repeating schedule and chase our own reminder rather than yours. Where an appliance fails you get a fixed price for the remedial work instead of an open list.
In a void week the gas check wants sequencing alongside everything else. Our between-tenancy checklist covers the order, and the EICR guide covers the electrical duty running beside it.
Where we are the wrong firm to ring
If you smell gas, we are the wrong first call. Turn the gas off at the meter control handle unless the meter is in a cellar, open windows, avoid electrical switches, and ring the National Gas Emergency Service on 0800 111 999. That order of actions is the HSE's advice for a domestic gas escape, not ours.
If your boiler is under manufacturer warranty or a service plan, use it. Ringing us instead can invalidate cover you already pay for, and we would rather lose the job than let that happen quietly.
If you want a boiler replaced today, we usually cannot. It means proving the gas supply carries the appliance and having correct flue parts in the van. A same-day swap is where both get skipped.
And we will not certify gas work carried out by somebody else. We will inspect it and say plainly what we find, but no engineer should sign off an installation they did not do.
Booking it in
Tell us what the boiler is doing, or what you are planning, through our contact page. Breakdowns get diagnosis first and a fixed price before the repair happens. Planned work gets a written quote you can read, keep and accept online, with the make, model and warranty spelled out. New installations are registered on your behalf and the certificates arrive by email instead of needing to be chased.
If you want to know what belongs in an annual service before you book one, this guide walks through it. Town pages for Middlesbrough, Stockton-on-Tees and Redcar go into local housing stock, and where a heating enquiry turns out to be a water one, our plumbing team is the same phone number.
