Boiler and heating work in Billingham

What Billingham systems throw up
Half-converted systems. A combi fitted to a house that was plumbed for a cylinder, without the pipework being reviewed, is the single most common underlying issue we find. It shows up as poor flow, long waits for hot water, or a boiler short-cycling. The boiler is usually blameless.
Sludge in older circuits. Systems that have run for decades without an inhibitor accumulate corrosion debris, and it settles where the flow is slowest. Replacing the boiler without cleaning the system puts a new heat exchanger onto dirty water, which is how a new boiler fails early.
Microbore. Some of the later estate housing was plumbed in microbore, which is fine when clean and unforgiving when not. It also limits what a high-output combi can realistically deliver.
Repeating house types. Because the estates repeat, so do the problems. We have usually seen your system layout before, which makes diagnosis faster.

When we are the wrong choice
If your boiler is under a manufacturer's warranty, ring them first: using anyone else can void it, and we will tell you so rather than take the work. If you want a replacement quoted without a diagnosis, we will decline, because about a third of the time the boiler is not the problem.

I can smell gas, what should I do?
Ring the National Gas Emergency Service on 0800 111 999 straight away. Do not touch electrical switches, open windows, and turn the gas off at the meter if you can safely reach it. Once the supply is made safe, our Gas Safe engineers can pick up any repair work.
Why does my boiler keep losing pressure?
Losing pressure over weeks usually means a small leak in the system, often at a radiator valve or a joint under a floor. Losing it within hours means a bigger leak or a failed expansion vessel. Topping it up repeatedly is not a fix: each top-up adds fresh oxygenated water, which corrodes the system from the inside.
My radiators are cold at the bottom but hot at the top
That is sludge, not air. Corrosion debris settles in the bottom of the radiator and blocks the flow. In Billingham's older systems it is one of the most common things we find, and the answer is a proper flush and an inhibitor, not a new boiler, whatever anyone has told you.
How often should a boiler be serviced?
Annually. It is a manufacturer warranty condition on most boilers, a legal requirement for rented property, and the only reliable way a small fault gets found before it becomes a cold house in January.
Should I switch to a combi?
Often yes, and not always. A combi frees up the cylinder cupboard and suits a house with one bathroom and average demand, which describes a lot of Billingham.
