Boiler and heating work in Billingham
Billingham's housing went up in a concentrated period and to a limited number of designs, which shows in the heating. Most of the estates were built around a cylinder and a cupboard, and a large proportion have since been converted to combi boilers, sometimes well and sometimes onto pipework that was never reconsidered. What Billingham systems throw up
On a replacement rather than a repair, the extra efficiency measure a new combi has to carry comes from Approved Document L and is named in the quote; a heat pump instead has its own grant terms. In a let, the 12-month check and the tenant's copy within 28 days are duties under the 1998 regulations, set out by the HSE.
Half-converted systems. A combi fitted to a house that was plumbed for a cylinder, without the pipework being reviewed, is the single most common underlying issue we find. It shows up as poor flow, long waits for hot water, or a boiler short-cycling. The boiler is usually blameless.
Sludge in older circuits. Systems that have run for decades without an inhibitor accumulate corrosion debris, and it settles where the flow is slowest. Replacing the boiler without cleaning the system puts a new heat exchanger onto dirty water, which is how a new boiler fails early.
Microbore. Some of the later estate housing was plumbed in microbore, which is fine when clean and unforgiving when not. It also limits what a high-output combi can realistically deliver.
Repeating house types. Because the estates repeat, so do the problems. We have usually seen your system layout before, which makes diagnosis faster.

An annual gas safety check is a legal requirement for rented property and the record must be given to the tenant. We do the check and the service in one visit rather than charging you for two, and we diary the renewal so it does not lapse.
When we are the wrong choice
If your boiler is under a manufacturer's warranty, ring them first: using anyone else can void it, and we will tell you so rather than take the work. If you want a replacement quoted without a diagnosis, we will decline, because about a third of the time the boiler is not the problem.
How the job runs
Tell us the symptom and the make. We agree the fault-finding cost before we come out. You get told what is actually wrong, what it needs, and whether repair or replacement is the sensible answer, with the reasoning so you can push back. I can smell gas, what should I do?
Ring the National Gas Emergency Service on 0800 111 999 straight away. Do not touch electrical switches, open windows, and turn the gas off at the meter if you can safely reach it. Once the supply is made safe, our Gas Safe engineers can pick up any repair work.
Why does my boiler keep losing pressure?
Over weeks it usually means a small leak in the system, often at a radiator valve or a joint under a floor. Within hours it means a larger leak or a failed expansion vessel. Repeated topping up is not a fix: every top-up adds fresh oxygenated water, which corrodes the system from the inside. Where a circuit is already carrying sludge, that is generally how it got there.
My radiators are cold at the bottom but hot at the top
That is sludge, not air. Corrosion debris settles in the bottom of the radiator and blocks the flow. In Billingham's older systems it is one of the most common things we find, and the answer is a proper flush and an inhibitor, not a new boiler, whatever anyone has told you.
How often should a boiler be serviced?
Annually. It is a warranty condition on most boilers, a legal requirement for rented property at intervals of no more than 12 months, and the only reliable way a small fault turns up before it becomes a cold house in January. Should I switch to a combi?
