Boiler and heating work in Yarm

Yarm has two heating markets in one town. What Yarm properties throw up

Demand, in the bigger houses. A large period property with several bathrooms is a different heating problem from a three-bed semi, and it is the one most often got wrong. Fitting the largest available combi is not the same as sizing the system, and the symptom of getting it wrong is two showers that cannot run together.

Listed and conservation-area constraints. Where you may not chase walls, pipe routes have to be planned around existing voids, floor routes and acceptable boxing. Radiator positions and flue termination can also be constrained. It is all workable, but it is planned rather than improvised.

Heat loss in solid-walled rooms. High ceilings and solid walls change the heat loss calculation, so radiator sizing done by eye tends to leave the biggest rooms cold. That is a calculation we do rather than a guess.

Modern estates and additional load. On the newer housing the recurring question is what happens when an en-suite or a bathroom is added: whether the existing system carries it, and what the incoming main will actually deliver.

When we are the wrong choice

If your boiler is under a manufacturer's warranty, ring them first, because using anyone else can void it. If you want a replacement quoted without a diagnosis, we will decline, because a good proportion of the time the boiler is not the actual problem.

How the job runs

Tell us the symptom and the make. We agree the fault-finding cost before coming out. I can smell gas, what should I do?

Ring the National Gas Emergency Service on 0800 111 999 straight away. Do not touch electrical switches, open windows, and turn the gas off at the meter if you can safely reach it. Once the supply has been made safe, our Gas Safe engineers can take on any repair work.

Why does my boiler keep losing pressure?

Over weeks it usually means a small leak in the system, often at a radiator valve or a joint beneath a floor. Within hours it means a bigger leak or a failed expansion vessel. Topping it up repeatedly is not a fix: every top-up adds fresh oxygenated water, which corrodes the system from the inside.

Is a combi right for a big period house?

Often not. A combi heats water on demand from a single point, which suits a house with one bathroom and moderate demand. A four or five bedroom property with two or three bathrooms usually works better on a system boiler and a cylinder, because several outlets can run at once. It is a calculation about demand and incoming main, not a preference.

How often should a boiler be serviced?

Annually. It is a warranty condition on most boilers, a legal requirement for rented property, and the only reliable way a small fault is found before it becomes a cold house in January.

Can you fit heating in a listed building?

Yes, with the routes planned first. Listed status limits what may be cut into and what is visible, which affects pipe runs, radiator positions and sometimes flue termination. Consent is occasionally needed before work starts. We establish that at survey rather than discovering it mid-job.

Do you charge to find the fault?
