What Yarm properties throw up
Extraction in period buildings. Getting a proper vented extractor out of a solid-walled or listed property is frequently the hardest single detail in the kitchen. Recirculating hoods are the easy answer and a poor one. We would rather work out a real route at survey.
Converted rooms. In the older stock the kitchen is often not where a kitchen was originally, which means services were run to it later and not always well. What is behind the units is worth establishing before the design is finalised, not after.
Levels. Older properties rarely have a level floor, and a run of units is unforgiving about it. Scribing and packing is done properly at the time rather than noticed when a stone worktop is templated.
Specified appliances. Integrated appliances have exact housing dimensions and American-style fridge freezers need width and usually a water supply. This is the single most common cause of a delay, and it is entirely avoidable by sending us the list before you order.
Opening up on the modern estates. At Levendale and Mount Leven the common job is removing the wall between kitchen and dining room. Whether it is load-bearing decides the cost, and if it is, a structural engineer sizes the beam and building control is notified.
When we are the wrong choice
If you have bought a kitchen that will not fit the room, we will say so at the quote, and that is not always what people want to hear. We also will not fit a worktop over a run we know is out of level to save a day, and we will not recirculate an extractor in a room that can take a real duct.
How the job runs
We survey the room as built and confirm what is structural. You get a written quote listing what is and is not included, which you can accept online. We book a start date and confirm the day before. Strip-out, first fix, units, worktop, appliances, tiling and making good run in sequence with our own trades, photographed as they go, with the site cleared each evening.
Where a wall is coming out, the building and renovation work is quoted in the same document rather than separately, and the new circuits are run by our own electricians.

How long does a kitchen fitting take?
Five to ten working days on site. A like-for-like replacement is at the short end. Moving the sink, the hob or a wall puts you at the long end, because each brings drainage, gas or electrical work with it. The working-day count goes on the quote rather than being left vague.
Can you fit a kitchen I have bought from a showroom?
Yes, and in Yarm we do it regularly because a lot of customers specify through a designer. Send us the plan before you order. The two things worth checking are whether the plan matches the room as built rather than as measured, and whether appliance positions assume services that do not exist yet.
Can you fit a kitchen in a listed building?
Yes, with the routes planned first. Listed status limits what may be cut into and what is visible, so extraction, waste runs and new circuits need designing rather than improvising. Consent is occasionally required before work starts, and we establish that at survey.
What about stone or solid worktops?
We fit them, and the sequence differs from laminate. Stone and composite are templated after the units are installed and level, then fabricated and fitted a week or two later. That gap is normal and it needs planning for, because you are without a worktop in between.
Do you handle the electrics and the gas?
Yes. Kitchen work nearly always touches both. Our own electricians handle circuits and sockets, and anything involving the gas supply is done by a Gas Safe engineer, so the job does not stall waiting on another firm.
Will I be without a kitchen the whole time?
For most of the fit. We keep the old sink live as long as we can and get the new one connected early, because a working tap and a kettle makes the week bearable. If someone in the house needs more than that, tell us and we will plan around it.
