Kitchen fitting in Darlington
Darlington is the nearest of the new towns we cover and the easiest to schedule, which matters more than it sounds: kitchen work is the trade where a fitter disappearing for two days mid-job does the most damage, and we run these as consecutive blocks rather than a day at a time.
The housing sorts into three groups that want three different conversations. The West End around Cleveland Terrace and Stanhope Road is large Victorian property, much of it in a conservation area. The terraces off North Road and around Cockerton are smaller, with the kitchen in a rear addition. Out at Hummersknott, Blackwell and the newer estates at West Park and Middleton St George, the rooms are conventional and the ambition is usually to open them up.

What Darlington property throws up
The West End. Large Victorian and Edwardian houses where the kitchen is often a converted or rear room with solid walls and high ceilings. Extraction is the hard detail: a properly vented hood needs a real route, and on a conservation-area frontage a new external vent is a consent question before it is a cost. These are also the rooms where a proper survey pays for itself, because the services were run in decades after the house was built.
Cockerton and the North Road terraces. The rear-addition kitchen, narrow by construction. The honest design here uses one wall properly rather than squeezing units down both and losing the room. The back lanes are a genuine advantage for once — strip-out and delivery are easier here than almost anywhere else we work.
Hummersknott and Blackwell. Larger interwar and postwar semis and detached houses with room to change the layout, and the strongest market in the town for opening the kitchen into the dining room. The constraint is whether the wall is load-bearing rather than the floor area.
West Park, Middleton St George and the newer estates. Modern construction with conventional layouts and developer-fitted kitchens now reaching the age where they get replaced. The most predictable work in the town, and where keeping the existing positions genuinely keeps the price down.
Two thresholds decide whether a kitchen is a fitting job or a notifiable one. Moving the sink is altered drainage, which is building regulations work through Darlington's own building control — the borough being a unitary authority rather than part of County Durham. And the new circuit an induction hob usually needs is notifiable under Part P, certified by registered electricians.
Levels. Older property rarely has a level floor, and a run of units is unforgiving about it. Scribing and packing is done properly at the time rather than noticed when a stone worktop is templated.
Specified appliances. Integrated appliances have exact housing dimensions, and American-style fridge freezers need width and usually a water supply. This is the single most common cause of a delay, and it is entirely avoidable by sending us the list before you order.
Buying from a showroom, or from us
Showrooms design well, and a plan drawn with a designer is often better than one drawn by a fitter. There is no reason to pretend otherwise.
What a showroom cannot do is see the room as built. Plans arrive squared and level; Darlington's older rooms are neither, and appliance positions frequently assume a supply or a waste that is not there. We fit customer-supplied kitchens regularly, and the only ask is that we see the plan before the order goes in, because that is the point at which a problem is free to fix.
Extraction over a relocated hob is sized by Approved Document F, and on a West End villa that turns out to be listed the terminal on a visible elevation is a consent question before it is a technical one.
When we are the wrong choice
A new kitchen is not the answer to every kitchen problem, and there are jobs where somebody else is the better call.
- If the doors and worktop are sound and it is the layout you dislike, a replacement door and worktop set costs a fraction of a refit.
- If you want the cheapest possible fit, we are not it. We scribe to the floor and duct the extractor properly, and both show in the price.
- If the property is a let and the budget is set at the lowest possible figure, a local joiner and a trade-supplied kitchen will beat us on price. That is a fair answer and sometimes the right one.
- If a vented extractor needs a new opening on a conservation-area frontage, that is a consent question first.
- If you have bought a kitchen that will not fit the room, we will say so at the quote, and that is not always what people want to hear.
How the job runs
We survey the room as built and confirm what is structural. You get one written fixed price listing what is and is not included, which you can accept online without a doorstep conversation. We book a start date and confirm the day before.

Frequently asked questions
How long does a kitchen fitting take?
Five to ten working days on site. A like-for-like replacement on a West Park or Firthmoor house is at the short end. Moving the sink or the hob in a West End Victorian terrace puts you at the long end, because each brings drainage, gas or electrical work with it. The working-day count goes on the quote rather than being left vague.
My kitchen is in the rear addition of a terrace. What is different about that?
Two things, and both are ordinary once they are expected. The room was built narrow, so a run of units on both sides rarely leaves a usable walkway and the design usually wants one wall doing the work. And the services were run to it later, so what is behind the units is frequently not what a plan drawn from a tape measure assumes. Both are survey findings, and the survey is where they cost nothing.
Can you fit a kitchen I have bought from a showroom?
Yes, and we do it regularly. Send us the plan before you order. The two things worth checking are whether the plan matches the room as built rather than as measured, and whether the appliance positions assume services that do not exist yet.
What about stone or solid worktops?
We fit them, and the sequence differs from laminate. Stone and composite are templated after the units are installed and level, then fabricated and fitted a week or two later. That gap is normal and it needs planning for, because you are without a worktop in between.
Can you take out the wall between the kitchen and the dining room?
Usually, and it is the most common request on the newer estates and in the Hummersknott and Blackwell semis. Whether the wall is load-bearing decides the cost. If it is, a structural engineer sizes the beam and building control is notified, and both go in the quote rather than arriving as a surprise.
Do you handle the electrics and the gas?
Yes. Kitchen work nearly always touches both. Our own electricians handle circuits and sockets, and anything on the gas supply is done by a Gas Safe engineer, so the job does not stall waiting on another firm.
