Yarm is a Georgian market town in a loop of the Tees, and the plumbing reflects that. The loop is not only scenery: parts of the town carry a flood risk you can look up on the government's flood map, and it is the reason we ask about previous water ingress before quoting anything at floor level. Beyond your boundary the shared drains are Northumbrian Water's responsibility, not yours, which matters when a High Street run serves several buildings at once. What Yarm properties throw up
Listed and conservation-area buildings. On and around the High Street, what you may cut into is restricted, and consent is sometimes required before work begins. Whether a specific address is listed is a matter of public record rather than opinion — it is searchable on the National Heritage List — and what listing means for an owner is worth reading before a pipe route is agreed. In practice that means surface routes, boxing and careful planning instead of chasing walls. It takes longer and it is the correct way to work on a building that has stood for two centuries.
