Boiler and heating work in Eaglescliffe
Heating in Eaglescliffe is mostly a demand problem rather than a fault problem. The large detached houses along Yarm Road and at Urlay Nook have three or more bathrooms, generous floor areas and, very often, a single combi boiler that was specified for a smaller house than the one it ended up in. Older Egglescliffe on the hill is the opposite: smaller houses, solid walls, higher heat loss per square metre.
We are Gas Safe registered and we size systems by calculation rather than by habit.
The short version
Servicing, repairs, replacements and full system design. Faults are found before parts are ordered. Anything involving a smell of gas goes to 0800 111 999 first, not to us.
What goes wrong, and what it usually means
| Symptom | Common cause | What it usually needs |
|---|---|---|
| Two outlets cannot run together | Combi at its output limit | Sizing conversation, not a repair |
| Big rooms never warm | Radiators undersized for the heat loss | Sizing calculation, not a new boiler |
| Pressure dropping over weeks | Small leak, often a valve | Trace and repair, then refill properly |
| Pressure dropping in hours | Larger leak or expansion vessel | Diagnosis before ordering parts |
| Hot water fine, no heating | Diverter valve or controls | Usually a part, not a boiler |
| Radiators cold at the bottom | Sludge in the system | Flush and inhibitor |
What Eaglescliffe systems throw up
Combis in houses that outgrew them. The single most common conversation here. A combi is a good answer for a three-bed semi and a poor one for a five-bed house with three bathrooms and two people showering before work. The symptom is not a breakdown; it is a limit. Fixing it properly may mean going back to a system boiler and a cylinder, which is a bigger job than a swap and the right one often enough that we always raise it.
Radiators inherited from a previous layout. Where rooms have been extended, knocked through or converted, the radiators frequently stayed where they were and are now too small for the space they heat. That is a sizing exercise, and it is a considerably cheaper fix than the new boiler people usually expect to be sold.
Underfloor heating in the newer builds. Present in some of the later Urlay Nook housing, usually downstairs. It responds more slowly than radiators and a cold zone is diagnosed differently, so tell us if you have it.
Not everyone is on mains gas. Toward the rural fringes, oil and LPG are still in use. The system, controls and radiators are the same conversation; the appliance work needs the right qualification for the fuel.
Smart controls. Widely fitted here, and a real share of the no-heating calls we attend turn out to be a schedule, a flat battery in a wireless thermostat or a lost pairing rather than a boiler fault at all.
Landlords
An annual gas safety check is a legal requirement for rented property and the record has to go to the tenant. We do the check and the service in one visit rather than charging you for two, and we diary the renewal so it does not lapse.
When we are the wrong choice
If your boiler is under a manufacturer's warranty, ring them first, because using anyone else can void it. If you want a replacement quoted without a diagnosis we will decline, because a good share of the time the boiler is working correctly and the system around it is not.
How the job runs
Tell us the symptom and the make. We agree the fault-finding cost before coming out. You are told what is actually wrong and whether repair, resizing or replacement is the sensible answer, with the reasoning so you can push back. Work is quoted in writing and gas work is done by a Gas Safe engineer.
If a bathroom is being done at the same time, quote them together, and where an extension is adding rooms the building work and the heating want sizing together rather than one after the other.
Frequently asked questions
I can smell gas, what should I do?
Ring the National Gas Emergency Service on 0800 111 999 straight away. Do not touch electrical switches, open windows, and turn the gas off at the meter if you can safely reach it. Once the supply has been made safe, our Gas Safe engineers can take on any repair work.
Two showers cannot run at once, is the boiler faulty?
Usually not. A combi heats water on demand from a single point and there is a hard limit to what it can deliver at a time. In a house with three bathrooms that limit is reached quickly. It is a sizing question, and the honest answer is sometimes a system boiler and a cylinder rather than a bigger combi.
Why does my boiler keep losing pressure?
Over weeks it usually means a small leak in the system, often at a radiator valve or a joint under a floor. Within hours it means a bigger leak or a failed expansion vessel. Repeated topping up is not a fix, because each top-up introduces fresh oxygenated water that corrodes the system from the inside.
How often should a boiler be serviced?
Annually. It is a warranty condition on most boilers, a legal requirement for rented property, and the only reliable way a small fault is found before it becomes a cold house in January.
Is my property on mains gas?
Most of Eaglescliffe is. Some properties on the edges toward Urlay Nook and the more rural fringes run on oil or LPG. If yours does, we can still help with the heating system, radiators and controls, but the appliance work needs the correct qualification for that fuel, so tell us which you have.
Do you charge to find the fault?
Fault-finding is agreed with you before we start, so you know the cost of the diagnosis up front. We will not quote a repair blind and then find the real problem once the cover is off.
