Boiler and heating work in Coulby Newham
Heating systems on this estate have a documented history, which is unusual and useful. The houses went up through the 1980s and early 1990s with a boiler, a cylinder and a tank in the loft, most of them were converted to a combi somewhere in the following twenty years, and a good number are now on their second or third boiler. What has generally not changed in all that time is the pipework and the radiators.
That is the single most important fact about heating here. The boiler is usually the newest part of the system and the part people focus on, while the thing actually limiting performance is often everything behind it.
We are Gas Safe registered, and we diagnose before we quote.
The short version
Servicing, repairs, boiler replacements and system improvements. Faults are found before parts are ordered. Anything involving a smell of gas goes to 0800 111 999 first, not to us.
What we find on systems of this age
| What is often there | What it does to the system | The usual answer |
|---|---|---|
| Narrow-bore runs to radiators | Restricts flow, silts up sooner | Assess before upsizing radiators |
| No inhibitor for decades | Corrosion debris settling in radiators | Flush, then dose and record it |
| Original radiators, no TRVs | Every room heated to the same demand | Valves fitted room by room |
| A combi fitted to an old circuit | Works, but inherits the old restrictions | Improve the circuit, not just the boiler |
| Oversized replacement boiler | Rapid cycling in mild weather | Controls and settings before hardware |
| A capped or disused gas fire | Unknown condition behind a cover | Checked, then disconnected properly |
What Coulby Newham systems throw up
The conversion, not the boiler. When these houses moved from a cylinder system to a combi, the quality of the conversion varied a great deal. A good one replaced what needed replacing and left a clean, balanced system. A quick one hung a new boiler on the wall, capped the loft tank and left everything else exactly as it was. Thirty years of debris in the pipework does not care how new the boiler is, and fitting another new one onto a dirty system is how a heat exchanger fails early. A flush belongs in the quote.
Sludge you can hear. Radiators cold at the bottom, a boiler that kettles, or a pump that has started to sound busy are all the same underlying story. Corrosion debris accumulates in any system run without inhibitor, and on a system of this age there has usually been at least one long period without it. Treating it is a known job with a known result, and it is cheaper than the consequences.
Balance across the house. Estate house types tend to have long runs to the furthest rooms. Where a system has never been balanced, the near radiators take the heat and the far ones never quite arrive. People often assume this needs a more powerful boiler. It usually needs an afternoon with the lockshield valves.
Boilers chosen by habit. Replacements on this estate have frequently been specified as bigger than the previous one because bigger sounds safer. In a house of this size that produces a boiler cycling on and off in mild weather rather than running steadily. Where that is what is happening, we would rather adjust the controls and the settings than sell you hardware.
Flue positions after a move. When a boiler was relocated during a conversion, the flue went with it, and not every flue on this estate ended up somewhere ideal relative to a window, a boundary or a footpath. It gets checked at service, because it is exactly the kind of thing that is quietly inherited by each new owner.
Landlords and the annual gas safety check
Every gas appliance and flue in a rented property must be checked every twelve months and the record given to the tenant. Given how much of this estate is let, that is a large number of properties on an annual cycle. We do the safety check and the service in the same visit rather than charging for two, and we diary the renewal so it does not quietly lapse. The service guide sets out what should be covered and what you should receive afterwards.
When we are the wrong choice
If your boiler is still inside a manufacturer's warranty, ring them before you ring us, because using anyone else can void it. If you want a replacement quoted without a diagnosis, we will decline, because on this estate a real proportion of no-heat calls turn out to be a valve, a pump, a programmer or a blocked run rather than the boiler. And we will not fit a new boiler onto a system we have not cleaned.
How the job runs
Tell us the symptom and the make of the boiler. We agree the fault-finding cost before coming out. You are told what is actually wrong and whether repair or replacement is the sensible answer, with the reasoning attached so you can push back on it. Work is quoted in writing, and gas work is carried out by a Gas Safe engineer.
Where hot water rather than heating is the complaint, the plumbing page covers the fittings side, and the Middlesbrough heating page deals with the older systems found across the rest of the town.
Frequently asked questions
I can smell gas, what should I do?
Ring the National Gas Emergency Service on 0800 111 999 straight away, before you ring anyone else. Do not touch electrical switches, open the windows, and turn the gas off at the meter only if you can reach it safely. Once the supply has been made safe, our Gas Safe engineers can take on any repair that is needed.
My combi was fitted onto the original pipework, is that a problem?
It is very common on this estate and it is not automatically wrong, but it is worth understanding. Systems of this age often use narrow-bore pipe runs to the radiators, which restrict flow and silt up more readily than larger pipe. That does not stop a combi working, but it does limit what a bigger radiator or a new heat source can achieve. We check what you actually have before recommending anything.
Why do my radiators heat unevenly when the boiler is fine?
On a thirty-year-old system it is almost always circulation rather than the boiler. Cold at the bottom of a radiator means corrosion debris has settled there. Cold at one end of the house means the system has never been balanced properly or a narrow run is partly blocked. Both are treatable, and neither is a reason to replace a working boiler.
How often should a boiler be serviced?
Annually. It is a condition of most manufacturers' warranties, a legal requirement for rented property, and the only reliable way a developing fault gets found in October rather than in January. Our guide to what a service actually covers explains what should be checked and what should be written down.
My boiler seems to fire up and shut down constantly, is it broken?
Often not. A boiler that cycles rapidly in mild weather is usually one with more output than the house needs, which happens when a replacement was specified by habit rather than by calculation. There are settings and control changes that help. It is worth diagnosing properly because the cure is rarely another new boiler.
There is still an old gas fire in the living room, what should I do with it?
Have it checked rather than ignored. An appliance that has not been used for years is not necessarily safe to light, and one that is genuinely finished should be disconnected and capped properly by a Gas Safe engineer rather than left connected behind a cover. If you want the chimney breast back, that is straightforward once the appliance is dealt with correctly.
Do you charge to find the fault?
Fault-finding is agreed with you before we come, so you know the cost of the diagnosis in advance. We will not quote a repair blind and then find the real problem once the case is off.
