Coulby Newham is a planned estate of the 1980s and early 1990s in south Middlesbrough, laid out around the Parkway Centre and Newham Grange. What Coulby Newham houses throw up

Accessible floors and stud walls. The compensation for all of the above is that these houses are straightforward to work in. Joisted floors and stud partitions mean tracing a leak is a realistic exercise rather than a demolition, which keeps costs sensible and makes bath-to-shower conversions more feasible than in older stock.
The loft is worth ten minutes
If you have never been up there, it is the cheapest inspection in the house. What you are looking for is a tank, whether anything is still connected to it, whether pipework in the loft has any insulation left on it, and whether there is a stain on a joist that says something has already leaked once. An uninsulated run in an unheated loft is the classic January burst on estates like this one, and it is a very small job to prevent.
