Boiler and heating work in Guisborough

Heating work in Guisborough covers a wider range of systems than most Teesside towns. The estates at Enfield Chase and Galley Hill are on modern combis. The Victorian villas often have a system boiler and a cylinder because the number of bathrooms demands it. And on the edge of town toward the moors, not every property is on mains gas at all.

We are Gas Safe registered and we diagnose before we quote. The most common thing we are asked to put right is a boiler somebody else replaced when the actual fault was elsewhere in the system.

The short version

Annual servicing, repairs, replacements and full heating systems. We find the fault first and tell you what it is. Anything involving a smell of gas goes to 0800 111 999 first, not to us.

What goes wrong, and what it usually means

SymptomCommon causeWhat it usually needs
Losing pressure over weeksSmall system leak, often a valveTrace and repair, then refill properly
Losing pressure within hoursLarger leak or failed expansion vesselDiagnosis before any part is ordered
Hot water but no heatingDiverter valve or controlsRepair, usually a part not a boiler
Radiators cold at the bottomSludge build-up in the systemFlush, not a new boiler
Radiators cold at the topTrapped airBleeding, then find why air is getting in
Lockout with a fault codeDepends entirely on the codeRead the code, then diagnose

A fault code is a starting point, not a diagnosis. The same code on the same model can mean three different things, and the difference matters because one of them is a part and one of them is a new boiler.

What Guisborough houses throw up

Bigger systems in the villas. A four-bedroom Victorian house with two bathrooms is often better served by a system boiler and a cylinder than by a combi, whatever the internet says about combis being simpler. Sizing that properly is a calculation, not a preference.

Estate combis ageing together. Where a development went up in one phase, the boilers went in in one phase and start failing in one phase. That is worth knowing because it makes parts availability better rather than worse: we see the same models repeatedly and we know their weak points.

Not everyone is on mains gas. Toward the edge of town, oil and LPG are still in use. The heating system, controls and radiators are the same conversation; the appliance work needs the correct qualification for the fuel.

Old pipework in the cottages. Microbore and part-converted systems turn up in the older stock, and they change what a new boiler can realistically deliver. Fitting a powerful combi onto undersized pipework produces a disappointing shower and an annoyed customer.

Landlords

An annual gas safety check is a legal requirement for rented property and the record has to be given to the tenant. We do them, we diary them, and we would rather do the check and the service in one visit than have you pay twice for somebody to stand in the same cupboard.

When we are the wrong choice

If your boiler is still under a manufacturer's warranty, ring the manufacturer first: using anyone else can void it, and we will tell you that rather than take the work. If somebody has already quoted you a replacement and you want a second opinion, we are happy to give one, but we will diagnose properly rather than simply undercut them.

How the job runs

You tell us the symptom and the make. We agree the fault-finding cost before we come. You get told what is actually wrong, what it needs, and whether the sensible answer is a repair or a replacement, with the reasoning, so you can disagree. Work is quoted in writing, and anything touching gas is done by a Gas Safe engineer.

If the heating work is part of something larger, such as a bathroom or a renovation, it is worth quoting together. Moving a radiator is trivial while the floor is up and expensive afterwards.

Frequently asked questions

I can smell gas, what should I do?

Treat it as an emergency, not a call-out. Ring the National Gas Emergency Service on 0800 111 999 straight away. Do not touch electrical switches, open windows, and turn the gas off at the meter if you can reach it safely. Once the supply has been made safe, our Gas Safe engineers can pick up any repair work.

Why does my boiler keep losing pressure?

Pressure that drops over weeks usually means a small leak somewhere in the system, often at a radiator valve or a joint under a floor. Pressure that drops within hours of being topped up is a bigger leak or a failed expansion vessel. Repeated topping up is not a fix: it introduces fresh oxygenated water, which corrodes the system from the inside.

How often should a boiler be serviced?

Annually. It is a manufacturer warranty condition on most boilers, it is a legal requirement for a rented property, and it is the only way a small fault gets found before it becomes a cold house in January.

Is my property on mains gas?

Most of Guisborough is, but some properties on the edge of town run on oil or LPG instead. If yours does, we can still help with the heating system, radiators and controls, but the appliance work needs the right qualification for that fuel. Tell us which you have when you get in touch.

Should I repair or replace my boiler?

It depends on the fault, the age and whether parts are still made. A ten-year-old boiler with a failed diverter valve is usually worth repairing. The same boiler with a corroded heat exchanger usually is not. We diagnose first and tell you which one you are looking at, with the reasoning.

Do you charge to find the fault?

Fault-finding is agreed with you before we start, so you know what the diagnosis costs before we begin. What we will not do is quote a repair blind and then discover the real problem with the cover off.
