What Guisborough properties throw up
Pre-2000 textured coatings are tested rather than scraped, under the HSE's asbestos task sheets, and a reported disrepair is easier to answer when the photographs and dates are already on file.
Trees and gutters. The older, leafier streets and the properties backing onto woodland get through gutters faster than the open estates do. It is the single most common cause of the damp patch that appears on an inside wall in autumn, and it is far cheaper to clear a gutter than to treat the wall.
Solid walls and fixings. Solid stone also handles moisture differently to a cavity, which is why a persistent internal damp patch here is usually fabric or ventilation rather than decoration, and in a let, mould is judged against the government's damp and mould guidance. Putting a heavy shelf or a TV bracket into a stone or rubble-filled wall is not the same job as putting it into plasterboard, and the wrong fixing either fails or damages the wall. It is worth having done properly once.
Estate housing wearing together. On the newer developments the recurring list is remarkably consistent: door furniture, failing bathroom sealant, extractor fans that have stopped moving air, and garden gates that have dropped. If you have one of them you probably have three.
Exposure on the higher edges. Properties on the more open parts of town take more weather, so fencing, gates and external timber need attention sooner than the sheltered streets.
Landlords and lettings
Between tenancies is when this work is cheapest to do and easiest to schedule. We are happy to walk a property, send you a list of what genuinely needs doing, and be honest about what will last another year. Photographs of what was found and what was done come with the invoice, which is the bit that matters when a tenant asks later.
When we are the wrong choice
If the job is really a full bathroom, kitchen or rewire, we will tell you and quote it as such rather than dressing it up as maintenance. We also do not do tree surgery, roofing at height beyond gutter level, or gas appliance work outside our Gas Safe cover.
How the job runs
Send the list with photographs if you can. We price the visit and agree it before we come. We turn up when we said, work through the list, tell you about anything we find that you did not know about, and clear up. Anything we could not do gets explained rather than left.
Occasionally the list turns up something larger than the visit. A gutter that has been overflowing above a stone wall becomes a fabric question, and a fixing that failed in a rubble-filled wall becomes a different job entirely. What does a handyman actually cover?
The jobs that are too small for a specialist trade and too fiddly to leave: doors that will not close, dripping taps, failed sealant, loose handrails, curtain poles, flat-pack, fence panels, gutters, a socket that has stopped working. If a job turns out to need a qualified trade, we tell you rather than bodge it, and we have those trades in-house anyway.
Is there a minimum charge?
We price the visit rather than the minute, and it is agreed before we come. That means it is nearly always better value to save several small jobs up for one visit than to call us out three times. Send a list.
Do you do gutters?
Yes: clearing, realigning and replacing sections. Guisborough has a lot of mature trees, and in the streets with heavy leaf fall gutters need doing more often than people expect. A blocked gutter that overflows down a solid stone wall causes damp inside, which is a much bigger bill.
Can you help with a property I do not live in?
Yes. We do a lot of work for landlords and for people managing a relative's house or a second property. You do not have to be there. We arrange access, photograph what we find and what we did, and send it with the invoice.
Do you do outdoor jobs as well as indoor?
Yes: fencing and gates, decking repairs, jet washing, outside taps, sheds, and general garden structures. What we do not do is tree work, which needs an arborist rather than a handyman.
How quickly can you come?
