Guisborough has three quite different kinds of house and they produce three different bathroom jobs. The stone cottages around Belmangate and the older lanes have thick solid walls, awkward pipe runs and rooms that were never designed to hold a bath. The Victorian villas have the space but usually one bathroom serving four bedrooms, so the job is as much about adding a second one as improving the first. The newer estates at Enfield Chase and Galley Hill have neither problem and a different one instead: builder-grade fittings that have reached the end of their life at roughly the same time, right across the estate.

The times assume materials are on site before we start. We do not begin a strip-out until they are, because a family without a working bathroom waiting on a delivery is the worst way to run a job.
What Guisborough houses throw up
Solid walls. Stone and rubble-filled walls behave nothing like a modern cavity wall. Heavy fittings need the right fixing rather than a longer screw, and cutting deep chases into them to hide pipework weakens something that has stood for a century. We panel and box instead where that is the sensible answer, and we will tell you where the pipe runs so a future plumber is not guessing.
One bathroom, four bedrooms. The Victorian villas were built before anybody expected an en-suite. Adding a second bathroom is usually possible, and the constraint is almost never the room — it is where the soil stack is and whether the new waste can reach it with the fall it needs. That is the first thing we look at, because it decides everything else.
Estate houses ageing together. On the newer developments the original bathrooms went in at the same time, so they wear out at the same time. The common failures are the shower valve cartridge, the seal where a plastic bath flexes, and grout that was never going to survive a family. Some of that is a repair rather than a refit, and we will say so.
Off-mains drainage. If your property runs to a septic tank or treatment plant rather than a sewer — more likely toward the edge of town — say so at the quote stage. It affects the waste connection and what can safely go into the system.
Extensions and bigger schemes
A fair proportion of Guisborough bathroom work arrives attached to something larger: a rear extension, a loft conversion, a full renovation after a purchase. When we are the wrong choice
If you want the cheapest possible suite fitted as fast as possible, we are not the right firm and we will say so at the quote rather than after. We also will not tile over a substrate that should have come off, or fit a shower onto a supply that will not carry it, because both come back as our problem and yours.
How the job runs
You send us the details or we come and look. You get a written quote listing the work and the materials, which you can accept online. We book a start date and confirm it the day before. The room is stripped, first-fixed, boarded, tanked where it needs to be, tiled, second-fixed and sealed, and photographed as it goes. We clear up at the end of each day, because you still live there.
If you also need the plumbing looked at elsewhere in the house while we have the water off, that is worth mentioning at the quote stage — it is usually cheaper done together than as a second visit.

How long does a full bathroom refit take?
Most full refits run five to eight working days on site once materials are here. A straight swap in a modern house is at the shorter end. An older Guisborough property where the soil pipe has to move, or where we find no proper substrate behind the old tiling, is at the longer end. We give you the working-day count on the quote, not a vague fortnight.
Do I need to be at home while the work is done?
No. Most customers give us a key or a code and carry on working. You get a message the day before we start, and photographs as the job progresses, so you can see where it has got to without standing in the doorway.
Can you work in a stone cottage without wrecking the walls?
Yes, and it needs planning rather than force. Solid stone and rubble-filled walls do not take modern fixings the way a block wall does, and chasing them for pipework is not always the right answer. What if my property is not on mains drainage?

If yours does, tell us at the quote stage — it changes what you can put down the waste and it changes how we handle the soil connection. It is not a problem, but it is a bad surprise mid-job.
Will you take the old bathroom away?
Yes. Strip-out and disposal are included in the quote and the waste goes through a licensed carrier. You do not end up with a skip on the drive for a fortnight or an old suite behind the garage.
Do you fit bathrooms I have bought myself?
We can. Bring us the spec before you buy and we will tell you honestly whether it will work in your room — the usual problems are a bath that does not fit the run, and a shower valve the pressure will not support. If you have already bought it, we will fit it and note on the paperwork that the parts were supplied by you.
