Bathroom fitting in Nunthorpe
Nunthorpe sits on the Guisborough side of Middlesbrough, and most of the bathrooms we are asked to look at here are in houses that were built with one. The large inter-war detached homes along The Avenue and the streets around the village conservation area were planned with a single family bathroom and a separate WC beside it, both of them smaller than a household now expects. Out on the later streets towards Grey Towers and the newer development on the edges of the village, the rooms are a reasonable size, but the fittings have reached the age where the sealant, the shower valve and the grout all give up within about a year of each other.

Nothing gets stripped out until the materials for it are physically here. A family washing at the kitchen sink while somebody chases a delivery date is avoidable, and it is avoided by ordering first and starting second.
What Nunthorpe houses throw up
A bathroom and a WC that want to be one room. This is the single most common Nunthorpe job. The two rooms were designed for a household that queued politely, and combining them gives a room worth having. The wall between them is frequently a stud, which is good news, but the useful question is the soil stack: a pan wants a short run at a proper fall, and moving it further than that is a drainage job rather than a layout preference.
Timber floors under heavy tile. Expectations here run towards large-format porcelain and natural stone, and both are unforgiving of movement. A first floor that deflects slightly under foot will crack a rigid tile along a grout line, and no amount of adhesive fixes that afterwards. We check spans and the existing deck before agreeing a finish, and where strengthening or a decoupling layer is needed it is priced up front.
Deep skirtings, picture rails and out-of-square walls. Inter-war rooms are rarely square, and a run of tiles will show it far more clearly than paint ever did. That is a setting-out problem solved at the start by deciding which corner the eye actually lands on, not something to notice when the last cut tile goes in.
The cylinder and the loft tank. Many of the older houses here still make hot water the way they always did, with a cylinder in the airing cupboard and a cold tank above. That arrangement affects the shower you can sensibly fit and the space you can reclaim, so it gets looked at before the layout is drawn rather than after.
Conservation-area frontages near the village. Inside the house this makes little difference. Outside it can, because a new vent, a new soil pipe or a changed window on a visible elevation is a different question from a new basin. We establish that at survey.
When we are the wrong choice
If you want the cheapest suite fitted fastest, there are firms who will do that and we are not one of them. We will not lay a large stone floor over a deck we know moves, we will not tile over old tiles to save a day of preparation, and we will not price a bathroom from photographs. A quote given without seeing the room is a guess with a number attached, and the correction always arrives once the walls are open.
How the job runs
We survey the room, settle the layout with you and establish what the floor will carry before a tile is chosen. The written quote lists the work and the materials and can be accepted online. A start date is booked and confirmed the day before, and from there strip-out, first fix, boarding, tanking, tiling, second fix and sealing run in order with our own trades, photographed as they go and the room cleared each evening.

Frequently asked questions
Can you knock the bathroom and the separate WC into one room?
Usually, and it is the most common request we get in the older Nunthorpe houses. The dividing wall between them is often a stud rather than a structural wall, which makes it straightforward, but that gets confirmed rather than assumed. The part that decides the layout is where the soil stack is, because the pan has to keep a short run to it with the right fall.
Can I have large-format porcelain or natural stone on an upstairs floor?
Often, but the floor decides it, not the tile. A timber first floor that flexes will crack a large rigid tile at the grout line within a year. We check joist spans and deck condition before we agree a floor finish, and where the deck needs strengthening or a decoupling layer, that goes on the quote rather than being discovered later.
Can I get rid of the airing cupboard and use the space?
Sometimes, but it is a heating decision before it is a bathroom one. If the cylinder is part of a vented system with a tank in the loft, removing it means changing how the whole house makes hot water. We will tell you what the alternatives cost before you commit to the extra square metre.
Do I need consent for bathroom work in the conservation area?
Internal work in a conservation area is rarely a consent question. What can be is anything that changes the outside: a new soil pipe, a new extractor vent, or a replacement window on an elevation people can see. We establish the position at survey rather than putting a vent through a front elevation and finding out afterwards.
I have already bought the suite, will it fit?
Send us the model numbers before the delivery date if you can. The two things that catch people out are dimensions and fixing: a 1700 bath does not go into a room built around a 1500 one, and a wall-hung pan needs a supporting frame and enough depth behind it for the cistern. Both are solvable when they are known in advance.
Can you fit a level-access shower for someone who wants to stay in the house?
Yes. A good share of our Nunthorpe work is people making a family house work for another twenty years rather than moving. The constraint is the floor: forming a fall into a timber deck depends on joist direction and how much depth there is to drop. We survey that first and tell you honestly whether a level tray or a formed floor is the realistic answer.
