Ormesby is a small historic village core wrapped in post-war housing, and the bathrooms divide along exactly that line. On the estates towards the Park End border and the Netherfields edge you get repeated house types with a small upstairs bathroom, the bath along the outside wall under the window, and the soil stack boxed into one corner. What Ormesby bathrooms throw up
The stack decides the layout. In these house types almost everything about what can go where comes down to where the soil stack sits and how much fall a new waste run can achieve. A basin will travel a long way. A WC will not. That gets worked out with a floorboard up rather than from the doorway, because guessing it is how a layout gets promised and then quietly withdrawn.
Bathrooms sitting over kitchens. Most estate bathrooms here are directly above the kitchen, and that changes two things. A leak lands on your own ceiling rather than in a cupboard, and a tiled floor has to be stiff enough not to flex. Tiles are heavy. Fixing them to something already failing is a job that comes back, so it comes out and is replaced.
The bathroom that was once a bedroom. In the older property around the village core, the bathroom was usually carved out of another room, so the floor level, the door swing and the window position were all inherited rather than chosen. Nothing is square, the fall on the existing waste is often marginal, and a standard bath is frequently a few millimetres wider than the space between two solid walls. That is worked out with a tape before a suite is ordered, not after it has been delivered.
Fitting only, and suites you have already bought
We fit suites customers have bought themselves. If you can, let us see the specification while the basket is still open rather than once it has been delivered, because the commonest disappointment in a new bathroom is a shower valve the house cannot feed. When we are the wrong choice
There is a version of this job that costs less than ours, and on these estates somebody will offer it: the new suite dropped into the old positions with the existing floor and the existing walls left exactly as they are. Sometimes that is genuinely the right call, and we will say so. Where it is not, we will not board over a floor that flexes, we will not leave a shower area untanked to save half a day, and we will not put a valve on a gravity supply we have already measured and know will disappoint you. If none of that is what you want to hear, we are the wrong firm and the quote stage is the cheap moment to find out.
How the job runs
We survey the room, agree a layout against what the drainage will actually allow, and send a written quote listing the work and the materials, which you can accept online. Materials land before the strip-out starts, because opening a bathroom up and then waiting on a delivery is how a household ends up washing at a relative's for a fortnight. How long will my bathroom be out of use?
The working-day count for your room goes on the quote rather than being guessed on the phone. A straight replacement in an estate house, where nothing moves, is the shortest version. Converting to a shower room or moving the WC adds days, because tanking and new drainage come with them.
Can I have a walk-in shower upstairs?
Usually, and the honest answer depends on the joists rather than on the room. A genuinely level tray needs to sit within the floor zone, which is not always available on a first floor. Where it is not, a low-profile tray with a small upstand gives you most of the benefit. We lift a board and tell you which one you are getting before it goes on the quote.
My bathroom is directly above the kitchen. Does that matter?
It matters for the floor. A tiled floor needs a deck stiff enough not to flex, because movement cracks grout and grout is a large part of what keeps water out of the room below. Where the existing floor moves underfoot we overboard it properly rather than tile over it and hope.
Can you fit a suite I have bought myself?
Yes, and we do it regularly. Send us the specification before you order rather than after. The one thing worth checking is the shower valve, because a large fixed head fed from a loft tank and a cylinder will disappoint you every morning and no fitting skill changes that.
Do you work on the older houses near Ormesby village and the Hall?
Yes. The method changes rather than the price list. In a solid-walled house the pipe routes and the waste run have to be settled on paper before the first tile is chosen, because the room cannot simply absorb them the way a modern stud partition can. We agree where things will run, and what will be boxed, before anything is opened up.
What happens to the old bathroom?
It leaves with us. Taking the old suite out and disposing of it is priced in the quote and goes through a licensed carrier, so there is no skip sitting on the drive for a fortnight and no rubble left in the back garden.
