Plumbing in Ormesby
Ormesby sits on the boundary between Middlesbrough and Redcar and Cleveland, with a small old village core at its centre and post-war estates spreading out around it towards Park End and the Netherfields edge. For plumbing, the age of that housing matters more than anything else. A large number of these houses still run on the system they were built with: a cold water tank in the loft, a hot cylinder in the airing cupboard, and pipework that has been added to a job at a time for sixty years.
Repairs are priced as a fixed job rather than by the hour, and larger work gets a written quote you can accept without a doorstep conversation.
The short version
Leaks, repairs, tanks and cylinders, radiators, outside taps and full bathrooms. No call-out fee on quoted work. Gas is a separate trade: if you can smell it, the National Gas Emergency Service on 0800 111 999 comes before any plumber.
What a price covers, and what it does not
| Work | What the quoted price covers | What would be priced separately |
|---|---|---|
| Emergency leak | Isolating, tracing, making safe, a price for the repair | Ceilings that have to come down, and redecoration |
| Tap or valve replacement | Part, fitting, testing, old part taken away | Re-piping where the run behind it has also failed |
| Loft tank or cylinder | Replacement, refill, and checking the feeds and vents | Insulation and boarding out if the loft needs it |
| Shower installation | Valve, supply, testing at working pressure | A pump or system change if the supply is inadequate |
| Radiator moved or added | Drain down, alter pipework, balance, refill, inhibitor | Flooring lifted and relaid where access demands it |
| Outside tap | New supply, isolation valve, through-wall fitting | Long runs from a supply on the far side of the house |
What Ormesby plumbing throws up
Gravity systems and the disappointing shower. This is the single most common complaint we get here, and it is nearly always misdiagnosed. Where the house still has a loft tank feeding a cylinder, the pressure at an upstairs shower comes from the height of water above the head, and a loft is not very high above a first floor. Replacing the valve changes nothing. The honest options are a pump, a change of system, or an electric shower, and which one suits depends on the house rather than on the catalogue.
Cylinders and tanks nobody has looked at. An airing cupboard cylinder and a loft tank tend to be out of sight for decades. Worth knowing: an uninsulated tank in a cold loft is a freezing risk in January, a tank with no proper lid is an open vessel in a dusty roof space, and a cylinder that has been fitted with an immersion at some point may be the only reason anyone noticed it existed.
Where the stopcock hides. On these house types it is often nowhere near the kitchen. Hall cupboards, under-stairs voids and panels near the front door are all common, because the supply came in at the front and the kitchen was arranged around the back. Turn it clockwise to close. Find it now, and if it is seized, that is a small job well worth doing before the day you need it.
Pipework in cold additions. Where a kitchen or a WC sits in an unheated lean-to, the runs into it are the ones that freeze and split. Lagging is cheap. A burst in a rear extension that nobody enters in winter is not, because it runs until someone notices.
Drains at the back of the property. A blocked gully or a slow drain in a shared run is worth pausing over. Since 2011 most shared drains and sewers outside a property boundary have been the water company's responsibility, so the answer may be a phone call to Northumbrian Water rather than an invoice from us. We would rather tell you that than dig.
Landlords and family-managed property
A fair share of the housing here is let, and a fair share is looked after by a son or a daughter who lives somewhere else. Neither of you has to be at the property. The useful part for you is the written record: what the fault turned out to be, what was done about it, and what we noticed while we were in there, which is more reliable than a second-hand account of a noise. Where the same fitting has failed twice already, we would rather find out why than put a third patch on it and diary the next call.
When we are the wrong choice
Before you ring an Ormesby plumber, three of these want a stopcock, a water company or the gas emergency line. The fourth is a pricing question rather than a plumbing one.
- If water is coming in and you cannot stop it, the stopcock beats any plumber on arrival time. Turn it, then ring.
- If your neighbours have no water either, that is Northumbrian Water, and nobody should be charging you to tell you so.
- If you can smell gas, ring 0800 111 999, turn the gas off at the meter control handle unless the meter is in a cellar, open windows and avoid electrical switches. Our Gas Safe engineers pick up afterwards.
- If an hourly rate is what you want, look elsewhere, because we do not work that way. A fixed price costs you less on an awkward job and more on a simple one, and being predictable is worth more to most people than being cheap on the good days.
How the job runs
An emergency is handled in two halves. The first is stopping the water and making the situation safe, which happens straight away. The second is the permanent repair, which is priced and agreed with you once everyone can see what is actually wrong rather than in the middle of the panic. Planned work is quoted in writing and sent for you to read in your own time, with nobody standing on the step waiting for an answer. If lifting a floor shows pipework in worse condition than the visible section suggested, that reaches you as a written variation with a price before anything else happens.
We also cover plumbing in Middlesbrough and Nunthorpe, plus bathrooms in Ormesby and gas and heating.
Frequently asked questions
Where is the stopcock in an Ormesby estate house?
Not always under the kitchen sink. On a lot of the post-war house types here it is in a hall cupboard, under the stairs, or behind a panel near the front door, because the supply came in at the front of the house and the kitchen was arranged around the back. A second stop tap sits outside at the boundary, under a small cover in the path or the verge. Find yours before you need it and check it actually turns.
Why is my shower so weak upstairs?
If the house still has a cold water tank in the loft and a hot cylinder, the pressure at an upstairs shower comes from the height of the water above it, and there is not much height between a loft and a first floor. That is a system problem, not a valve problem. Fitting a fourth new shower will not fix it. A pump, a change of system, or an electric shower are the real options and we will say which suits the house.
A drain at the back is blocked. Is that my bill?
Possibly not. Since 2011 most shared drains and sewers beyond a property boundary transferred to the water company, so a blockage in a run serving several houses may be Northumbrian Water's to clear rather than yours to pay for. It is worth establishing which side of the boundary the problem is on before anyone starts digging, and we will tell you honestly if it is a call to make rather than a job to book.
Do you charge a call-out fee?
No call-out fee on quoted work. A repair is priced as a job before anybody picks a tool up, so the clock is not part of what you pay for and a stubborn fitting is our problem rather than yours. Where the fault has to be traced before it can be priced, we agree the cost of the tracing itself in advance rather than leaving it open-ended.
How quickly can you get to Ormesby?
Ormesby is a short run from our office in TS3, so it is one of the easier places for us to reach. For anything urgent we will tell you honestly when we can be there rather than promise a slot we cannot keep, because that depends on where the day's work already is. Planned work gets a booked date and a message the day before.
Do you do gas work as well?
Anything touching the boiler, the gas pipework or a gas appliance goes to a Gas Safe registered engineer in the same team rather than to a general plumber. If you can smell gas, that is not a plumbing call at all. Ring the National Gas Emergency Service on 0800 111 999 first.
Can you do the whole bathroom rather than just the plumbing?
Yes. Bathrooms and tiling are our signature trade, and because the plumbing, tiling and electrical work are all ours, a failed shower can turn into a full refit without you having to find and manage two more firms.
