Ask about that last row before you look at anything else on the list. Kitchens in these houses are frequently better built than they look after twenty years, and where the boxes are square and solid, replacing them buys you nothing you could not get from new fronts, new handles and a new worktop.

What Nunthorpe kitchens throw up

Integrated appliances have exact housing dimensions, wide fridge freezers need a water supply that may not exist, and an induction hob and a boiling tap both want their own supply. That list is worth sending us before it is ordered.

Extraction through a solid wall. A proper extractor needs a duct with a short run and a route to the outside, and in these houses the outside wall is frequently thick, sometimes rendered, and occasionally on the elevation you least want to core through. Recirculating filters are the fallback and they are not the same thing. We settle where the duct goes at survey, because it often decides where the hob goes.

Frequently asked questions

Can you open the kitchen into the old pantry or scullery?

Very often, and in the inter-war houses here it is usually the change that transforms the room. What decides it is whether the dividing wall carries anything above. Where it does, a steel or a lintel is needed and the size of it is worked out by a structural engineer, not by us or by a kitchen designer.

Who templates a stone or composite worktop?

The worktop supplier templates it, and they will only do so once the units are fitted, levelled and fixed. That means a gap of several days between the units going in and the worktop arriving, and a temporary top over the sink run in the meantime. Anyone who tells you a stone worktop lands the same week as the units is describing a different product.

Will the electrics take a new kitchen?

That gets checked before the design is signed off, not after. An induction hob, a double oven, an American-style fridge freezer and a boiling tap between them ask a great deal more of a circuit than the kitchen this room was wired for. Our own electricians assess it, add circuits where they are needed, and the notifiable work is certified under Part P.

Can you fit a kitchen I have bought elsewhere?

Yes, and we do it regularly. Send the plan and the appliance list before you place the order rather than after. Most problems we inherit come from a plan drawn to the room as measured rather than the room as built, and from appliances chosen without checking the services behind them.

How long will I be without a kitchen?

For most of the fit, and there is no honest way around that. We usually keep the old sink live as long as we can and get the new one working early, because a tap and a kettle make the week bearable. Tell us if somebody in the house needs more than that and we will plan the sequence differently.

Can you move the hob or take out the chimney breast?

Both are common here and both bring other trades with them. Moving a hob means Gas Safe work on the supply or a new electrical circuit if you are changing to induction. Removing a chimney breast is structural: whatever is above it has to be supported, which needs an engineer and building control, and that is a separate conversation from the kitchen.

What happens to the old kitchen?

It comes out and goes through a licensed carrier as part of the job. If any of it is worth reusing in a garage or a utility, say so before we start and we will take it out carefully rather than quickly.
