The kitchens we fit in Nunthorpe fall into two different jobs, and the difference is about the room rather than the budget. In the big inter-war houses that line The Avenue and stand back from the roads near the village, the kitchen was built as a working room at the back, with a pantry or a scullery beside it, a chimney breast in the wall and a solid floor underneath. Almost every project in those houses is a remodel: the useful space is already there, it is simply divided up the way a 1930s household wanted it. Out towards Grey Towers, and on the newer development at the edges, the job is more often a straight replacement of a kitchen that has done twenty years and reached the end of its hinges.

What each kind of project involves

Ask about that last row before you look at anything else on the list. Kitchens in these houses are frequently better built than they look after twenty years, and where the boxes are square and solid, replacing them buys you nothing you could not get from new fronts, new handles and a new worktop.

What Nunthorpe kitchens throw up

Solid floors and what is buried in them. The older houses here typically have a solid ground floor, sometimes with the original quarry tile still under a later covering. That matters most for islands and for moving a sink, because a service run has to go somewhere and chasing a solid floor is a different proposition from lifting a board. We establish what the floor is at survey and say plainly whether the island you have drawn is a straightforward job or a day with a breaker.

Rooms that were three rooms. Pantry, scullery, back hall and a chimney breast. Opening these up gives the room people actually want, but each wall has to be assessed rather than assumed, and the ones that are carrying something need a steel sized by a structural engineer with the calculations going to building control.

Levels across a join. When two rooms become one, the floors were laid at different times and rarely land at the same height. A run of units and a worktop are unforgiving about that, so it is levelled properly at first fix rather than packed out at the end.

The appliance list, not the units. In this part of Middlesbrough the specification tends to be higher than the room was designed for. Integrated appliances have exact housing dimensions, wide fridge freezers need a water supply that may not exist, and an induction hob and a boiling tap both want their own supply. That list is worth sending us before it is ordered.

Extraction through a solid wall. A proper extractor needs a duct with a short run and a route to the outside, and in these houses the outside wall is frequently thick, sometimes rendered, and occasionally on the elevation you least want to core through. Recirculating filters are the fallback and they are not the same thing. We settle where the duct goes at survey, because it often decides where the hob goes.

When we are the wrong choice
