We do not begin a strip-out before materials are on site, and that rule is firmer for a let than for a home: an empty room waiting on a delivery is a cancelled booking.

What Saltburn properties throw up

Height, and what it does to water. The tall terraces in the jewel streets put bathrooms two or three floors above the incoming main. Pressure falls with height, and a large rainfall head on a top floor is the specification most often sold and least often delivered. We measure before recommending, and where the supply will not carry the fitting we say so before you buy it.

Original fabric. Lath and plaster, solid walls and boarded floors all behave differently from modern construction. Heavy fittings need the right fixings rather than longer screws, and chasing a solid wall to hide pipework is often the wrong answer when boxing keeps the wall intact and leaves the pipe accessible.

Coastal air on anything metal. Exposed fixings, exterior vents and extractor grilles corrode faster here than inland. It is worth specifying for that rather than replacing them every few years.

Ventilation in a let. A bathroom used hard by successive guests and then left shut up for a week is a mould problem waiting to happen. Getting genuine extraction, ducted properly rather than recirculating, matters more in a holiday property than almost anywhere else.

Holiday lets and second homes

If the property is let, the useful questions are different: what fails most often, what is cheap to keep spare, and what can be replaced in an hour between guests. We are happy to have that conversation and to specify for durability rather than for a photograph. Sealed-for-life cartridges that cannot be serviced are a poor choice in a property you do not live in.

When we are the wrong choice

If you want the cheapest suite fitted fastest before a changeover, we are probably not the right firm, and we would rather say so at the quote. We will not tile onto a substrate that should have come out, and we will not hand back a wet room we know has not had the time it needs to cure.

How the job runs

We look at the room, measure the supply, and establish the drainage position before designing anything. You get a written quote listing the work and the materials, which you can accept online. We book a start date and confirm it the day before. Strip-out, first fix, boarding, tanking, tiling, second fix and sealing run in order, photographed as they go, with the room cleared each evening.

Frequently asked questions

How long does a full bathroom refit take?

Five to eight working days on site once materials are here. A straight replacement is at the shorter end. A Victorian terrace where the soil route has to change, or where the floor under the bath has been quietly leaking, is at the longer end. The working-day count goes on the quote.

Can you work around a letting calendar?

Yes, and it is worth telling us the dates before we quote rather than after. We can work to a hard finish date, but that changes sequencing and sometimes the specification, because some materials need curing or drying time that cannot be rushed. What we will not do is hand back a room we know is not properly sealed.

Can you keep the original features?

Where they are worth keeping, yes. Original floorboards, cornicing, panelled doors and cast iron radiators are most of what makes a Saltburn bathroom look right, and they are usually better restored than replaced. We will also tell you honestly which features are original and which are a later imitation.

The shower on the top floor is weak, will a new bathroom fix it?

Not on its own.
