Saltburn is a Victorian resort town, and its plumbing reflects both halves of that. The tall terraces in the jewel streets have three and four storeys, original layouts, and supply pipework that has been extended upward and outward for a century and a half. What Saltburn properties throw up
Height. A four-storey terrace is a genuinely different plumbing problem from a semi. Getting adequate flow and pressure to a top-floor shower is the single most common complaint here, and the cause is usually the run rather than the incoming main. On the tallest properties the honest answer is sometimes a pump or an accumulator rather than another new shower valve.
Cellars. Common in the older streets, and that is where the incoming main, the stopcock and decades of accumulated pipework tend to live. It is also the first place to look when a leak has appeared on a ceiling two floors up and nobody can find the source.
Layered pipework. These houses have been plumbed, replumbed, divided into flats and reassembled. Part copper, part plastic, occasional older material behind a boxing, and isolation valves in places nobody would now choose. Establishing what is actually there comes before anything that depends on it.
Coastal exposure on anything outside. External pipework, outside taps and overflow pipes take more punishment here than inland. Salt air is unkind to metal, and a tap that seizes solid after two winters was probably the wrong specification for a seafront property.
Holiday lets and empty periods. A property that stands empty in January carries a freezing risk an occupied house does not, and a leak in an empty house runs until somebody notices. If yours is let seasonally, it is worth knowing where the stopcock is and having a plan for draining down.
Bathrooms

Emergencies
If water is coming out and you cannot stop it, the stopcock is the whole game, and in these houses it is worth finding it before the day you need it. Turn it clockwise.
If you can smell gas, that is not a plumbing call. Ring the National Gas Emergency Service on 0800 111 999, turn the gas off at the meter control handle unless the meter is in a cellar, open windows and avoid electrical switches. Once it is safe our Gas Safe engineers can pick up any repair.
