What Saltburn properties throw up

Several generations of wiring in one house. A terrace that has been extended, divided into flats and reassembled can contain four eras of cable, circuits that were abandoned rather than removed, and junction boxes in places nobody would now choose. An EICR is the sensible starting point because it establishes what is actually present rather than what is assumed.

Frequently asked questions

Does a holiday let need an EICR?

Yes. A property let to guests needs its fixed wiring inspected and tested, and the usual interval is five years or at change of occupancy for longer tenancies. Short-term letting platforms and most insurers will also ask for it. The report goes to you, and where remedial work is needed we quote it separately so you can see what is required versus advisory.

How often does a property need an EICR?

Every five years for a rented property, and it is a legal requirement for landlords in England rather than good practice. A change of tenancy does not restart the clock: the new tenant gets a copy of the report you already have. For a home you live in there is no legal interval, but ten years is the usual recommendation, and sooner if you have just bought a house whose wiring history you do not know.

Does an old house need rewiring?

Not because of its age. What matters is the condition of the cable insulation, whether earthing and bonding are correct, and what protection the consumer unit provides. Plenty of Saltburn terraces have been sensibly rewired already and plenty of newer houses have not. An inspection tells you what you actually have.

Can you rewire without wrecking the plaster?
