Renovation and building work across Stockton-on-Tees
Whether it is opening up a Fairfield semi, bringing a tired Oxbridge terrace back to life, or converting a Roseworth garage into a home office, Teesside Premium plans and delivers building work across Stockton with our own multi-trade team. One survey, one fixed written quote, one schedule, and a variations process where nothing extra happens without your written say-so.
Building work has a reputation for drifting budgets and drifting dates. Both usually come from the same root cause: nobody wrote down what would happen if the job turned out different from the quote. That is the part of our process worth asking about before you compare prices.
The short version
- One firm, one schedule. Structure, plumbing, electrics, plastering, tiling and decoration under one point of contact.
- Steels sized by a structural engineer, with the calculation building control will ask for.
- Fixed written quote and a formal variations process. Extras priced and approved before they happen.
- Building regs apply to most internal work even when planning permission does not.
- Party wall notices come first on a shared wall, which the Oxbridge and Grangefield terraces all have. We flag it at survey rather than mid-job.
- Party Wall Act may apply on a shared wall. Flagged at survey, not mid-job.
The projects Stockton asks for most
| Project | What it involves | The thing people miss |
|---|---|---|
| Kitchen-diner knock-through | Removing the wall between kitchen and dining room, steel beam, making good | Party Wall notice on a shared wall, and where the radiators and sockets go afterwards |
| Full pre-move renovation | Rewire, replumb, replaster, redecorate while empty | Far cheaper empty. Moving in first can add weeks of working around you |
| Garage conversion | Floor, insulation, damp proofing, walls, glazing, heating, electrics | Building regs for a habitable room, and losing the storage the garage was doing |
The knock-through. Stockton's Fairfield and Hartburn semis are the classic candidates, with a wall between kitchen and dining room that was never load-bearing in the way people assume, until it is. The parts people forget are the services: the radiator on the removed wall has to go somewhere, and sockets that served two rooms now serve one large one.
The pre-move renovation. Rewire, replumb, replaster and redecorate while the house is still empty. This is the cheapest possible time to do disruptive work and the window is short.
The garage conversion. Stockton's post-war and estate housing has thousands of single garages storing everything except cars. Our guide to garage conversion costs covers what the job actually involves before you commit.
Permissions and the bit people get wrong
The commonest misunderstanding we meet is that not needing planning permission is taken to mean not needing approval. They are two different systems.
Most internal alterations and garage conversions fall under permitted development, so planning permission is often genuinely not required. Building regulations approval is separate and applies to structural work and to turning a non-habitable space into a habitable room, which is exactly what a garage conversion is. Building control will want the structural engineer's calculation for any beam, and in Stockton that is the borough council's service. Whether the planning half applies at all is worth checking against the Planning Portal before a design exists, and a loft conversion has volume rules of its own.
If the wall is shared with a neighbour, which in a Stockton terrace or semi it frequently is, the Party Wall etc. Act 1996 may require formal written notice before work starts. Finding that out at survey costs nothing. Finding it out after the skip arrives costs weeks.
One point of contact
Renovation fails in the gaps between trades, with the plasterer waiting on the electrician who is waiting on the builder. Because our electricians, plumbers, gas engineers, tilers and decorators are one firm, the sequence is planned once and managed daily.
Progress photographs live on your job record, so you can see where things stand without driving over. On a whole-house renovation run before a move that is the difference between knowing and guessing, because the weeks that matter most are the ones nobody is there for.
When we are the wrong choice
A structural opening in a Stockton house is a calculation, a beam and a building control sign-off before it is a week of work on site. If you want it faster or cheaper than that, we are the wrong firm.
- If you want the wall out next week, we are the wrong firm. A structural opening needs an engineer's calculation and possibly a party wall notice, and skipping either is how a house becomes hard to sell at survey.
- If you are choosing purely on price, compare what each quote includes. A number without the engineer's fee, making good, or the electrical alterations the new layout forces is not a cheaper job, it is a smaller quote for the same job.
- If you need us to build to a drawing nobody has structurally checked, we will get it checked before pricing. Some people find that an irritating delay. It is less irritating than the alternative.
- If it is a single small repair, our property maintenance team is the cheaper route.
Starting a project
Start with a conversation about your project and we will come and measure up. If you have bought and not yet moved in, give us the completion date first: the empty weeks before you move are worth more to the budget than almost any other decision available, because everything that needs the house empty can happen at once.

Questions
Frequently asked questions
What is the average hourly rate for builders in the UK?
Averages are published widely and they are close to useless for planning a specific job, because building work varies far more by what is behind the plaster than by the hour. We quote a fixed price for a defined scope, with a written variations process for anything genuinely unforeseen. That is the difference worth asking any builder about: not the hourly rate, but what happens to the price when the job turns out different from the quote.
Do I need planning permission for a knock-through or garage conversion?
Usually not. Most internal alterations and garage conversions fall under permitted development, though building regulations approval still applies for structural and habitable-room work. We tell you honestly what your project needs at survey, including when it needs less than you feared.
What is the difference between planning permission and building regulations?
Planning is about whether you may change the building's use or appearance. Building regulations are about whether the work is safe and sound. Most internal work needs no planning permission but absolutely does need building regs, and people routinely hear that they do not need planning and assume that means no approval at all.
Do I need to tell my neighbour before removing a wall?
If the wall is shared, and in a terrace or semi it often is, or the work is close to it, the Party Wall Act may apply and your neighbour has to be notified in writing before work starts. It is a legal step with notice periods attached, not a courtesy. We flag it at survey so it does not stall the job later.
Why does a steel beam need an engineer?
Because the size of the beam depends on what it is holding up, and getting it wrong is not the kind of mistake that shows immediately. A structural engineer calculates the load and specifies the section and the padstones it sits on. Building control will want that calculation, and any builder happy to size a beam by eye is telling you something important.
How do you handle surprises in older houses?
By expecting them. Older Stockton houses hide rotten joists, past DIY that was never going to pass inspection, and pipe runs nobody could have predicted. Our quotes flag the known risks up front, and any genuine variation is priced and approved in writing before we do it, never invoiced as an afterthought.
Can you renovate a house we have just bought before we move in?
That is the ideal time. Empty houses are faster and cheaper to work in, by a wide margin, and the window closes the day the furniture arrives. Give us the keys and a scope and we will return a schedule and a fixed quote so you can plan your move date.
How much disruption should we expect if we stay in the house?
More than most people plan for. Structural work is dusty and loud and involves power and water being off at points. Plenty of our customers do stay, but if you can be out for the messiest fortnight the job goes faster and costs less, because we are not protecting and reinstating around you every day.
