Handyman & Property Maintenance in Yarm

Handyman and property maintenance in Yarm for homeowners and landlords, including period property. Several jobs in one visit, priced before we start.

Property maintenance and handyman work in Yarm

Most maintenance work is not one job, it is a list that has been accumulating: the door that catches, the tap that drips, the gutter that overflows in heavy rain, the sealant that has gone black, the gate that has dropped. None of them individually justifies a trade visit. Together they are a morning.

Yarm adds a wrinkle to that, which is that a good proportion of the housing is old enough for the small jobs to need doing sympathetically. A sash window, a solid wall and a lime-plastered ceiling all reward being treated properly and punish being treated like their modern equivalents.

The short version

Send a list rather than a job. The visit is priced before we come. Period property is handled as period property, and where a job needs a qualified trade we have electricians, plumbers and Gas Safe engineers in-house.

What Yarm properties throw up

Sash windows. Original sashes are repairable almost indefinitely, and the usual faults are broken cords, painted-shut frames and failed draught seals. Repair is nearly always right, and on a listed property replacing them needs consent rather than a decision.

Solid walls and fixings. Hanging a heavy shelf or a television bracket on a solid or lath-and-plaster wall is a different job from doing it on plasterboard. The wrong fixing either fails or damages the wall, and on lath and plaster it can bring a section down.

Gutters on old buildings. An overflowing gutter above a solid wall causes internal damp far faster than it would on a cavity wall. It is the cheapest preventative job on the list and the one most often left.

Modern estates. At Levendale and Mount Leven the list is the familiar one: door furniture, bathroom sealant, extractor fans that no longer move air, and gates that have dropped. If you have one you probably have three.

Landlords and second properties

Between tenancies is when this work is cheapest and easiest to schedule. We will walk a property, send a list of what genuinely needs doing, and be honest about what will last another year. A maintenance visit that finds work every single time is not a good sign. Photographs of what was found and what was done come with the invoice.

When we are the wrong choice

If the job is really a full bathroom, kitchen or rewire, we will say so and quote it properly rather than dressing it up as maintenance. We do not do tree surgery or roof work above gutter level, and we will not replace original features on a listed building that ought to be repaired.

How the job runs

Send the list with photographs if you can. We price the visit and agree it before coming. We turn up when we said, work through the list, tell you about anything we find that you did not know about, and clear up. Anything we could not do is explained rather than quietly left.

For bigger items a list uncovers, the plumbing and electrical pages cover how those are quoted.

Frequently asked questions

What does a handyman actually cover?

The jobs too small for a specialist and too fiddly to leave: doors that catch, dripping taps, failed sealant, loose handrails, curtain poles, flat-pack, fence panels, gutters, a socket that has stopped working. Where something turns out to need a qualified trade we say so, and we have those trades in the same firm.

Is there a minimum charge?

We price the visit rather than the minute, agreed before we come. Saving several small jobs up for one visit is far better value than calling us out three times, so send a list.

Can you look after sash windows?

Yes: easing, re-cording, draught-proofing and adjusting. A sash that has been painted shut or has a broken cord is a repair rather than a replacement, and on a period or listed property repair is usually the correct answer anyway. Replacing original windows in a listed building needs consent.

Do you do gutters?

Yes: clearing, realigning and replacing sections. It matters more on older solid-walled property than people think, because an overflowing gutter running down a solid wall causes internal damp, and that is a far bigger bill than a gutter clear.

Can you help with a property I do not live in?

Yes. We do a lot of work for landlords and for people managing a second property or a relative's house. You do not have to be there: we arrange access, photograph what we find and what we did, and it comes with the invoice.

How quickly can you come?

Yarm is a straightforward run from our base in Middlesbrough, so we can usually get there quickly. For anything urgent we tell you honestly when we can be there rather than promise a slot we cannot keep. Planned work gets a booked date and a message the day before.
