What Ormesby properties throw up

Failed silicone around a bath or a tray is the commonest single cause of a stain on the kitchen ceiling below, and a fan that runs without shifting any air leaves the moisture in the room to find a cold corner. Both are small jobs. Both prevent big ones.

Garages, and what we will and will not do to them. Up-and-over doors that have dropped, rotten side doors, guttering that discharges against the wall and a floor that floods every autumn are all ordinary items on a list. The roof is the exception. On the older prefabricated concrete garages the sheeting is commonly asbestos cement, and we leave it alone rather than drill it, cut it or put a ladder through it.

Paths, steps and thresholds. Settlement over decades leaves lifted slabs and uneven steps, which matter more in a house where somebody is less steady on their feet than they were. Relaying a couple of slabs and fitting a proper handrail is quick, cheap work that we are asked for often here.

A void is the right week for this and the wrong week to be surprised. We will walk a property, send a list of what genuinely needs doing and what will last another tenancy, and price it before we start. The fence panels keep blowing out but the posts are concrete

That is the normal pattern on these estates and it is good news. Concrete posts and gravel boards outlast timber ones by a long way, so replacing panels into sound existing posts is a straightforward job with no digging and no concrete. We check the posts before quoting, because the exception is worth knowing about before six new panels arrive.

Can you take down my old garage roof?

Roof sheeting on older prefabricated concrete garages is commonly asbestos cement, which is safe enough left alone and hazardous once it is broken up.
