What Linthorpe properties throw up

Sash windows that have stopped working. Doors that were never square. Original internal doors in a settled house are not binding because of a fault, they are binding because the opening has moved over a hundred years and the door has not. Easing and adjusting the door and the stop is the fix. Planing a door to fit a frame that is out of true usually leaves a gap somewhere else, so it is worth doing properly the first time rather than twice.

Yards, gates and boundary walls. Rear yards and back lanes on these streets carry gates, walls and outbuildings that nobody has quite adopted as their responsibility. Gates dropping and coping stones loosening are routine work and worth clearing off the list in a single visit.

Ventilation in rooms that were never ventilated. Original rooms relied on draughts and open fires. Once a house is draught-proofed and the fireplaces are blocked, moisture has nowhere to go, and a bathroom fan that hums without shifting air is a real cause of black mould rather than a minor annoyance.

Anything needing scaffold or roof access above gutter level is a job for a roofer, and we will say so rather than improvising at height.
