What these houses do differently
Three floors of head, or the lack of it. A tank in the loft can only push water down, and a bathroom immediately below it gets almost no help from gravity. This is the single most common complaint on this housing, and it is a system question rather than a fitting question. There are usually two or three honest options and they cost very different amounts, so we set them out rather than picking one for you.
Water travels before it appears. In a tall house with deep floor voids, a weep from a joint on the second floor can run along a joist and mark a ceiling in a completely different room. That is why we quote the tracing separately and open the smallest hole that will answer the question, rather than lifting a whole floor on a guess.
Isolation that is not where it should be. Every renovation and division these houses have been through has added valves and removed others. Knowing what you can actually shut off, and proving it turns, is worth an hour before anything else. In a converted flat it may not be in your own property at all.
Seized valves in gravity systems. Gate valves and old stopcocks in these houses spend decades untouched and then refuse to move at the moment they are needed. Replacing one while the system is calm is a small job. Doing it while water is coming through a ceiling is not.
Wastes and gullies at the back. In the yards behind these houses the kitchen and bathroom wastes often discharge over an open gully that has been partly buried, paved over or planted around at some point. A gully that cannot take what is being poured into it backs up against the rear wall, and the result gets blamed on the wall rather than on the drain. Clearing and re-forming it properly is a modest job with a disproportionate effect.
Empty periods. Some of these houses are let to students and stand empty over the summer or between tenancies. A leak in an empty house runs until somebody notices, so it is worth an agreed check and knowing who holds a key.
Emergencies
If water is coming out and you cannot stop it, the stopcock is the whole answer, and in these houses that is a thing to locate on a calm afternoon rather than at midnight. Turn it clockwise to close.
A smell of gas is not a plumbing call. Ring the National Gas Emergency Service on 0800 111 999, turn the gas off at the meter control handle unless the meter is in a cellar, open windows and do not touch electrical switches. When we are the wrong choice
If you want an hourly rate, we are not set up that way, and on an awkward older house that is genuinely in your favour rather than ours. If you have no water and neither do your neighbours, that is a supply problem and it belongs with the water company rather than with anyone you pay. And if a fitting has been replaced three times already, we will look for the cause rather than replacing it a fourth time, which takes longer on the first visit.

Planned work gets a written quote you can accept online. On a house of this age a lifted floor sometimes shows pipework in a worse state than the visible run suggested, and when it does you get a priced variation in writing and a decision to make, before anybody carries on.

Why is the shower weak on the top floor?
In a three-storey Linthorpe house it is usually the system rather than the shower. A gravity-fed tank in the loft gives very little head to a bathroom directly beneath it, which is exactly where top-floor bathrooms tend to be. A new shower head will not fix that. The real answers are a pump, a change of system, or accepting a different type of shower, and we will tell you which applies before you spend anything.
Where is the stopcock in a converted flat?
Not always inside your own flat, which is the problem. In houses along Linthorpe Road that were divided into flats, the incoming main and the original stopcock frequently sit in a shared hall, a cellar or the ground-floor property, and each flat may or may not have its own isolation. That is the commonest call we get from these houses and it is a tracing job rather than a repair job. A stain appears where water finally arrives, not where it left, and in a house with three floors it can travel a long way along a joist first. We agree what tracing will cost before starting, and we open the smallest area that will answer the question.
