- If there is one ten-minute task on the list, hold it until there are five. Paying travel for a single small job is poor value and we would rather say so than take the booking.
- If it is a gas appliance, it leaves the maintenance visit and goes to a Gas Safe engineer. That is the law, not a preference.
- If a roof is letting water in during a storm, you need a roofer today, not a maintenance morning next week.
- If it involves asbestos cement sheeting, we will identify it and stop. Cutting or removing it is for a trained asbestos contractor with a proper disposal route.
- If you want the cheapest patch on something structural, look elsewhere. We will price the repair that holds and explain what brings the cheaper one back.

How often should gutters be cleared in Acklam?

What are the typical duties of a handyman?
Anything too small to justify a specialist trade but real enough to need doing properly: gutters, roofline, fascia and soffit repairs, door and window adjustments, locks, flooring, flat-pack and fitted furniture, shelving, sealant, minor plumbing, tap and toilet repairs, filling and making good, fence and gate repairs. The line we draw is legal rather than practical. Gas work goes to Gas Safe engineers and notifiable electrical work to a registered electrician, both of whom are in the same team.
Do you work for landlords on a schedule?
Yes. Scheduled visits, a written record per property, and invoices that reconcile without a phone call. Repeat problems get a root cause rather than a patch, because a toilet fixed three times is telling you something about the fill valve rather than about the last three tradesmen.
Can the same team handle bigger repairs it finds?
