Bathroom fitting in Acklam
Acklam is bay-fronted semi territory. Most of the housing between West Acklam and the Trimdon Avenue streets went up in the 1930s to a handful of repeated plans, and those plans gave the house a bathroom of roughly two metres square, a separate WC beside it, and a box room over the hall. That decision, taken ninety years ago, is behind the majority of the bathroom work we quote here.

What Acklam houses throw up
A room designed around a bath and nothing else. The original layout put a bath along one wall, a basin under the window and nothing else in the room. Every modern expectation, a wide shower, a vanity unit, somewhere to put towels, is competing for floor area that was never there. Combining the bathroom and the WC is usually the answer, and where it is not, the gains come from a smaller-footprint suite and getting the door swing right.
Suspended timber floors. Almost every one of these bathrooms sits on joists with floorboards over. That matters twice. It has to be stiffened or overboarded before tiling, or the tiles crack at the joints. And it is frequently where previous work went wrong, because joists notched decades ago to run a waste pipe leave a bounce that no amount of adhesive will cure.
The soil stack on the rear wall. On these semis the stack usually runs externally at the back, which is helpful, because it means a re-planned bathroom has somewhere to discharge to. It also sets the geometry. A WC can only move so far from the stack before the fall stops working, and no layout drawing changes that.
What is behind the tiles. Half the surprises on an Acklam strip-out are in the wall rather than the floor. Original plaster on the chimney breast, an older layer of tiles left on and boarded over, or a substrate that has been quietly wet behind a failed seal for years. We price the making-good honestly once it is open, and we tell you before we do it.
The newer streets. Not all of Acklam is pre-war. The later infill and the edges towards Coulby Newham have conventional modern layouts, plasterboard walls and first-generation suites now due replacement. Those jobs are more predictable, and the interesting question is usually whether to reconfigure rather than simply replace.
Near Acklam Hall. If your property is close to the Hall, it is worth establishing whether any listed or conservation constraint touches it before work is planned. We check that at survey rather than assuming.
Level access and adapted bathrooms
A fair share of the work here is a bath being taken out because getting into it has become difficult. In a 1930s semi that is a floor question before it is a product question, because a genuinely level entry needs the tray or the former to sit within the depth of the joists, and that depends on what the joists are doing and where the waste has to run. Sometimes the answer is a full level-access wet room. Sometimes it is a low-profile tray with a small upstand, which does the same job for most people at a fraction of the disruption. We measure and tell you which is realistic in your house rather than starting from the brochure. Grab rails, seats and the position of the controls get thought about at the layout stage, when they are free, rather than added afterwards.
When we are the wrong choice
If you want the cheapest suite fitted fastest, we are not the right firm. We will not tile onto a floor that should have been stiffened first, we will not leave old tiles on a wall and board over them because it is quicker, and we will not fit a large shower head onto a supply we have measured and know will not carry it. A shower that disappoints every morning is worse than a week's delay.
Nor will we take a bathroom out before the replacement is on site and checked against the order. A household sharing one downstairs WC while somebody chases a delivery is the worst way to run a job, and it is entirely avoidable.

We survey the room, check the floor, the drainage and the supply, and quote in writing with the materials listed. You can accept the quote online. We book a start date and confirm it the day before. Strip-out, first fix, floor preparation, boarding, tanking, tiling, second fix and sealing run in sequence and get photographed as they go.

Frequently asked questions
Can the bathroom and the separate WC be knocked into one room?
In most Acklam semis yes, and it is the single most requested change here. The wall between them is usually non-load-bearing, though that gets checked rather than assumed. What actually decides the finished layout is where the existing soil connection sits, because the WC has to reach it with the right fall. We work the drainage out first and draw the layout around it.
Why does the floor need work before tiling?
Because a 1930s bathroom has a suspended timber floor, and timber moves. Tiles laid straight onto floorboards crack along the joints within a year or two. The floor is either overboarded with a suitable board or replaced with a rigid base first. It is not an upsell, it is the difference between tiling once and tiling twice.
Can I get a walk-in shower in a room this size?
Usually, and it is often what makes a small room feel bigger. The constraints are the waste run, the position of the window, and whether the supply will feed the shower you want. A tray with a low profile is easier to drain in a suspended floor than a fully level wet room, so we will tell you which of the two your house can take.
Can you turn the box room into an en-suite?
Sometimes. The room is rarely the problem. The question is whether a new soil route can reach the stack with adequate fall without running across the front of the house, and whether losing the box room is the right trade in a three-bedroom semi. We look at both and say honestly if it is not worth doing.
Will you take the old bathroom away?
Yes. Strip-out and disposal are in the quote and the waste goes out under a licensed carrier, so there is no skip on the drive and no permit to arrange.
Do I need to be at home while the work is on?
No. Most customers give us a key or a code. You get a message the day before we start, photographs as the work progresses, and the room cleared each evening.
How much will it cost?
We do not quote bathrooms over the phone, because the cost turns on things you cannot see from a photograph: the floor, the drainage, whether the walls are sound behind the tiles.
