Decorating Thornaby homes properly

Good decorating is nine parts preparation, and preparation depends on the building. Teesside Premium's decorators work across Thornaby, from the older properties around the Village to the Mandale and Stainsby Hill estates and the newer Teesdale riverside homes.

Every job is quoted fixed and in writing after somebody has seen the actual walls. That is not a formality. Two rooms of identical size can differ by days depending on what is under the existing finish, and on the estates that difference is usually the number of coats already there. A quote given without seeing the walls is either padded for the worst case or destined to grow.

The short version

  • Prep and repair before paint. Cracked plaster, blown patches, flaky sills and tired skirting get sorted first.
  • Fixed written quote after seeing the room. No pricing from photographs, and no day rates.
  • Interior and exterior, with exterior booked around the Teesside weather window.
  • Landlord turnarounds to tenancy deadlines, photographed on completion.
  • Last trade through. After a kitchen, bathroom or renovation, we finish the room properly.

What Thornaby walls throw at a decorator

The Village and the conservation area. The oldest plaster in the town, which hairline-cracks with the seasons. Being in a conservation area does not govern what colour you paint an interior, but it can govern the outside of the building and what may be replaced rather than repaired — Historic England explains what designation actually means, and Thornaby's designations are administered by Stockton-on-Tees Borough Council, not Middlesbrough. The honest fix is flexible filler and lining where that is genuinely enough, and a full re-skim where it is not. We will tell you which, including when it is the cheaper answer.

Mandale and Stainsby Hill. Post-war estate housing carrying decades of wallpaper layers that have to come off before a modern finish will hold. Two cautions come with stock of that age: gloss on original woodwork can be lead-based, which is why the HSE's guidance rules out dry-sanding it, and a textured ceiling put up before 2000 gets tested rather than scraped, because coatings of that age can contain asbestos and the HSE task sheets govern how they come off. The layer nearest the wall is usually the one that fights hardest, and the layer nearest the wall is usually the one that fights hardest. These are also the houses where a good neutral repaint does the most visible work for the least money.

Teesdale and the riverside development. Newer homes with shrinkage cracks from settlement and thin developer paint that drinks the first proper coat. A room here often needs an extra coat rather than extra repair, which is a cheaper problem to have.

Inside, outside, and in between

Interior work covers full-room and full-house redecoration, ceilings, woodwork, feature walls, and the repair-heavy jobs such as blocking a water stain after a leak. That last one goes better when our own plumbers fixed the leak and can say how much water went where, because a stain painted too early comes back through the new coat.

Exterior work covers masonry and render, fascias and gutters, and front doors. Where the fascias or gutters are past painting rather than merely tired, our property maintenance team replaces them instead, which on a Thornaby estate house is usually the cheaper answer over any timescale worth planning to.

Landlord turnarounds

Between-tenancy refreshes are a staple here. Decoration is not itself a landlord repairing duty, but the leaks and gutters that ruin it are, and damp or mould in a let is measured against the government's guidance for rented housing rather than against a coat of paint. Neutral colours, scuff-resistant paint in hallways and stairwells where the damage actually happens, and the work done in days rather than weeks because the property is not earning while we are in it. Photographs on completion for your records, and our between-tenancy checklist covers how decorating fits around everything else in the gap.

When we are the wrong choice

Decorating cannot fix a wall, a leak or a Teesside January. If your Thornaby job is one of these, somebody else should look at it first.

  • If you want exterior work done in a Teesside January, we will turn it down. Masonry paint applied below its minimum temperature or onto a damp wall fails, and it fails after you have paid.
  • If the walls need a plasterer rather than a decorator, we will tell you, and that is a different and more expensive job.
  • If it is one plain room in sound condition, doing it yourself is often the better call and we will say so.
  • If you want us to paint over damp, no. Until the cause is fixed any finish is temporary and you pay for the room twice.

Getting a price

Tell us about the rooms through our contact form and we will come and look. Mention what you already know: a previous leak, a crack that keeps coming back, paper that predates you. All of it changes the number, and it is better in the quote than found halfway through.

We also decorate across Stockton and Middlesbrough.

Questions

Frequently asked questions

How long does it take to paint a three bed house?

Walls and ceilings throughout, with sound plaster, is roughly a working week for a two-person team. Woodwork adds to it, because skirting, doors and frames want more coats and longer between them than walls do. Stripping paper or repairing plaster can double it. What barely matters is the floor area. What matters is the condition of what is on the walls now.

What is the average price for a painter and decorator?

Published averages are close to useless for a specific job, because two rooms of identical size can be days apart depending on what is under the existing finish. Prep is usually a bigger share of the price than paint. We quote fixed after seeing the rooms, which is the only way the number stays true once work starts.

What is a good day rate for a painter and decorator?

No day rates. On a day rate a slow job costs you more and a fast one costs us, which sets our interests against yours on the one job where taking longer over the preparation is the right answer. We give a fixed written price after seeing the walls, so the figure you plan around is the figure you pay.

Are painters and decorators worth it?

For plain walls in good condition, plenty of people are better off doing it themselves, and we will say so rather than take the work. Where a decorator earns the money is preparation and the awkward parts: layered wallpaper, filling and sanding properly, cutting in cleanly, ceilings, a stairwell you cannot reach safely, and woodwork that shows every brush mark. If the last job started peeling inside a year, that was preparation failing rather than paint.

Should I strip the wallpaper or paint over it?

Strip it, in almost every case. Paint over wallpaper and you are trusting a seam that was never meant to be a substrate; the emulsion soaks through and lifts the edges, often within days. The exception is sound lining paper, which was made to be painted. In the older Village property what is under the paper is as likely to be lime plaster as anything modern, so it is worth a look before deciding.

Do you do exterior painting?

Yes: masonry, render, fascias, soffits and woodwork. The workable window on Teesside runs from late spring to early autumn, so exterior jobs get booked around the weather and use coatings that cope with North East conditions. Where a property is in the Village conservation area, the colour and the finish are worth agreeing before the scaffold goes up rather than after.

Why does the paint keep cracking in the same place?

Recurring cracks in the same line are usually movement rather than a decorating failure, so filling them again will fail again. The fix is flexible filler and sometimes lining, or a re-skim where the plaster has actually gone.

Do you work for landlords between tenancies?

Constantly. Fast, durable, neutral refreshes, photographed on completion and scheduled tightly, because an empty property costs a landlord more per week than the decorating does.
