Decorating a house on an exposed coast
Painters and decorators working in Marske-by-the-Sea are doing two different jobs depending on whether they are inside or out. Inside, a house here is much like a house anywhere: preparation, patience and dust control decide the result. What Marske buildings throw at a decorator
Aspect matters more than distance from the beach. The useful question in this town is not how far a house is from the sand, it is which way the wall is facing and what is standing between it and the weather. A sheltered elevation in the village can outlast an exposed one at New Marske despite being closer to the sea. We walk round the building and quote each face on its own merits rather than applying one cycle to the whole house.
Old fabric wants to breathe. In the older village properties the walls were built to let moisture move through and evaporate away. Sealing them with a modern impermeable coating traps it, and the damage shows up years later as blown plaster and persistent damp near the base of a wall. The right materials here are a specification decision, not a preference, and getting it wrong costs more than the decorating did.

Metalwork fails first. Railings, gates, brackets and rainwater goods corrode here well before the masonry around them does, and they are the part most often left out of a decorating quote. We include them, because a rusting bracket streaking down a freshly painted wall undoes the job you just paid for.
Inside, and the weather window outside
Interior work is straightforward and the quality is decided before any topcoat goes on. Most disappointing decorating is a preparation failure rather than a painting failure, and the parts you never see are the parts that determine whether it still looks right in five years.
Outside, the calendar does at least as much work as the brush. A wall in Marske carries a film of salt whether or not you can see it, and that has to be washed off and allowed to dry rather than sealed under a new coat. Add wind that keeps a surface from settling and rain arriving sideways, and the workable days in a year are fewer here than the paint manufacturer's instructions assume. - If the ceiling is textured and went up before 2000, we will not scrape or sand it. That is a testing question before it is a decorating one.

Frequently asked questions
How often does exterior paintwork need doing in Marske?
More often than general guidance suggests, and not evenly around the same building. Wind off the sea drives rain and salt into the elevations that face it, so one side of a Marske house can need attention in half the time the sheltered side does. Is New Marske less exposed than the village?

What about the artex ceilings in the older estate houses?
Textured coatings applied before the year 2000 may contain asbestos, so scraping or sanding one is not a decorating job and we will not treat it as one. It needs testing and, if positive, a licensed specialist. Where the coating is sound the usual safe options are overboarding or a skim on top, both of which leave the original undisturbed. Do you use different paint near the coast?
On exteriors and on external metalwork, yes. Exposure calls for coatings and primers rated for it and for real attention to the fixings, brackets and railings that fail before the masonry does. It costs a little more at the time. The failure mode of an unsuitable exterior coating in salt-laden wind is not gentle fading, it is the film letting go and taking your preparation with it.
How much does decorating cost?
It depends almost entirely on the condition of what is being painted, which is why a price over the phone is a guess.
