The kitchen you have in Marske-by-the-Sea depends almost entirely on which part of the town you are in, and so does the job. In the old village the kitchen is often a back addition or a converted scullery, with a solid floor, one window and services that arrived long after the house did. On the post-war estate up the hill at New Marske the original kitchen is a compact galley in a house type that repeats down the street. What Marske properties throw up

Drainage decides the design in the village. This is the constraint that outranks everything else in the older properties. A solid floor and an existing gully or stack position set the realistic limits on where a sink and a dishwasher can sit, and the fall a waste run needs is not negotiable. Working that out at the survey is the difference between a design that gets built and one that gets redrawn on the third morning with the units already delivered.

The same room, over and over, at New Marske. The estate was built to a handful of house types, which means the kitchen problem repeats. We know the usual position of the back door, the meter and the boiler, and we know which dividing walls tend to be doing structural work. That lets us be specific about what an opening costs before you commission drawings. It also means we have already seen the mistake most often made here, which is designing a run of units past a door that then only opens to forty degrees.

Levels, and what stone will not forgive. Older floors are rarely flat and a long run of units is unforgiving about it. Scribing and packing properly at the time is unglamorous and it is what stops a worktop joint opening up. It matters more with stone or composite than with laminate, because a solid worktop will not flex to hide a discrepancy underneath it.

Extraction through a solid wall. Getting a genuinely vented extractor out of a solid-walled kitchen takes planning and a core drill rather than improvisation. Recirculating hoods are the easy answer and a weak one. In a coastal town where the back door stays shut for half the year, moving cooking moisture out of the building is worth the extra work at first fix.

Later houses, and the appliance question. In the newer estates the construction is straightforward and the friction is nearly always appliances. Integrated units have exact housing dimensions, American-style fridge freezers need width plus a water supply that may not exist, and induction hobs often need a circuit the house was never given. The mistake we see most

Ordering everything before anyone has surveyed the room. A kitchen plan drawn from a customer's own measurements is a plan for a room that is very nearly right, and units are made to the millimetre. Twenty minutes with a tape before the order goes in is the cheapest part of the whole project.

When we are the wrong choice

If you have already bought a kitchen that will not fit the room, we will tell you at the quote, and that is not always a welcome conversation. We will not fit a worktop over a run we know is out of level, we will not connect a hob outside the Gas Safe rules, and we will not compress the curing time on a floor to hit a date, because a floor rushed to meet a deadline fails within a year.

How the job runs

We survey the room as built, confirm what is structural, and establish the drainage. You get a written quote setting out what is and is not included, and you can accept it online. Strip-out, first fix, units, worktop templating, appliances, tiling and making good run in sequence with our own trades, photographed as they go, with the site cleared each evening.

Where a wall is coming out, the building work is quoted in the same document rather than as a separate project, and the circuits are run and certified by our own electricians. How long does a kitchen fitting take?

Five to ten working days on site. A replacement in the same positions is at the short end. Moving the sink, the hob or a wall pushes it towards the long end, because each of those brings drainage, gas or electrical work with it. Where a stone or composite worktop is involved there is also a planned gap between the units going in and the worktop arriving, because it is templated after the units are fixed.

Can you knock the kitchen and dining room together in a New Marske semi?

Frequently, and it is the most common alteration we are asked about on that estate. Whether the dividing wall is load-bearing is settled before anything is priced, and where it is, the beam is sized by a structural engineer and the work is notified to building control. What surprises people is not the opening itself but the knock-on work: the ceiling, the floor levels between two rooms and the heating both sides all need thinking about.

Can you fit a kitchen I have bought from a showroom?

Yes, and we would rather see the plan before you order than after. The two checks worth making are whether the plan matches the room as it was actually built rather than as it was measured, and whether the appliance positions assume services that do not exist yet. In an older village property the second one catches people out regularly.

My kitchen is in a back addition with a solid floor. Does that limit the layout?

It limits where water can go rather than where units can go. Moving a sink or adding a dishwasher means the waste has to travel with the fall it needs, and in a room with a solid floor the options for achieving that are fewer. We establish it at the survey, because it decides which layouts are genuinely available before you fall in love with one that is not.

Do you handle the gas and the electrics?

Yes. A kitchen nearly always touches both. Our own electricians run the circuits and sockets and certify the notifiable work, and anything involving the gas supply, including moving a hob, is done by a Gas Safe registered engineer. That is why the job does not stall for a week waiting on another firm's diary.

Do you replace the floor as well?

Usually, and it is worth doing at the same time. A new floor laid up to the units rather than under them is fine until an appliance has to come out, and lifting an old covering after the kitchen is in is far more disruptive than doing it in sequence. We will tell you when the existing floor is genuinely sound enough to keep.
