Ingleby Barwick is one of the largest private housing estates in Europe and almost all of it went up between the 1980s and the 2010s. There is essentially no period property here, which makes the bathroom work unusually predictable: modern construction, conventional layouts, sound plumbing, and original fittings that were specified to a developer's budget rather than to last thirty years.

Builder-grade fittings, all the same age. Because the estate was built in phases, the original bathrooms wear out in phases too. The failures are consistent: acrylic baths that flex and crack their seal, shower valve cartridges that are no longer manufactured, and extractor fans that hum without moving air. Sound plumbing behind the tiles. Unlike the older Teesside stock, what is behind the wall here is generally modern and correct. That makes quoting more accurate and strip-outs less eventful, and it is the main reason these jobs tend to run to time.

Small en-suites. The en-suites on these house types are compact, and the layout is usually the only one that works. Where people want more, the honest answer is often a better shower and better storage rather than a reconfiguration that will not fit.

Extraction. The rate and the duct come from Approved Document F rather than from what fits: 15 litres per second for a bathroom, which a fan ducted the length of a loft will not deliver whatever the box claims. A recurring find is an extractor that recirculates or ducts too far with too many bends, which is why the mirror steams and the ceiling paint peels. It is cheap to put right while the room is open and annoying to revisit later.

Ceiling voids and stud walls. Feasible is not the same as unnotifiable: altered drainage is building regulations work and goes to Stockton's building control whichever house it is in. Modern construction means moving a waste is often more feasible here than in an older house, so the bath-to-shower conversion that would be awkward elsewhere is frequently straightforward.

Circuit work in the zone around a bath or shower is notifiable under Part P, certified by our own registered electricians, and the fittings that join the mains have to satisfy the water regulations, which WRAS approval certifies.

Doing both bathrooms at once

Most houses here have a family bathroom and at least one en-suite, fitted at the same time and ageing at the same rate. Doing them in one programme shares the strip-out, the deliveries and the tiling, and gives you one disrupted week rather than two.

When we are the wrong choice

If you want the cheapest suite fitted fastest, we are not the right firm and we will say so at the quote. We also will not tile onto a substrate that should have come out, or fit a large shower head onto a supply that will not feed it.

How the job runs

We look at the room, then quote in writing listing the work and the materials, and because the plumbing behind these walls is generally modern and correct that quote holds up unusually well. You accept it online. We book a start date and confirm the day before, then strip-out, first fix, boarding, tanking, tiling, second fix and sealing run in order, photographed as they go, with the room cleared each evening.

If the plumbing elsewhere needs attention while the water is off, mention it at the quote stage. Where the en-suite is being done at the same time, the kitchen often follows in the same programme.
