What Stokesley installations throw up

The earth, before anything else. Where a property takes its earth from a rod at the building rather than from the incoming supply, the whole installation depends on that electrode and on the RCD protection that goes with it. It changes what board is appropriate, it changes how an inspection reads, and it is not something to establish after a consumer unit has been ordered.

Distance. A cable run that would be trivial in a housing estate becomes a design calculation once it is crossing a yard, a paddock or a drive. Sizing for voltage drop rather than for current alone is the difference between a workshop with usable sockets and one where the lights dip whenever a machine starts.

Buildings that were never meant to have power. Stables, stores and former agricultural buildings frequently have supplies that grew rather than were designed: a spur from a spur, unprotected cable clipped along a beam, and no way to isolate the building. That is worth correcting on its own terms, not just at sale.

Water, dust and livestock. Rural outbuildings need equipment rated for the environment they are in. Fittings that are fine in a garage are not fine in a wash-down area or a dusty store, and choosing them properly is cheaper than replacing them twice.

Layered wiring in town. In the older Stokesley houses an inspection regularly finds three eras of cable, circuits nobody can account for, and lighting that has been extended into loft conversions and rear additions over many years. An EICR is the sensible first move because it tells you what is actually there rather than what the age of the house suggests.

Controls, signal and thick walls

A recurring frustration in stone and thick-walled property has nothing to do with the wiring and everything to do with what travels through the building. Wireless heating controls, smart switches, doorbells, cameras and mesh networks all assume walls that a signal can pass through, and a solid stone wall with a foil-backed insulated board on the inside is close to the opposite of that. The result is a system that works in the room it was tested in and drops out everywhere else.

The answer is generally to run a cable while the opportunity exists. During a first fix, a renovation or a rewire, putting data cable to the places you are likely to want it later costs a fraction of retrofitting it into a finished house, and it removes the wireless problem instead of working around it. When we are the wrong choice

If you want a charger or an outbuilding supply installed without a load assessment, or a consumer unit swapped without the testing that goes with it, we are not the right firm. We also will not certify somebody else's installation that we have not inspected, and we will not sign off work in a listed building that has been routed in a way the consent did not allow.

Frequently asked questions

Our house is fed by an overhead line. Does that change anything?

It can. A lot of rural property takes its earth from an electrode at the property rather than from the supply cable, which is known as a TT arrangement. Where that is the case, RCD protection is not optional and the condition of the earth electrode is part of any inspection. It is one of the first things we establish, because it affects what consumer unit is appropriate and how an EICR reads.

Can we have an EV charger if the parking is a long way from the house?

Usually, and the distance is a design question rather than an obstacle. A long run needs the cable sized for voltage drop as well as for current, correct protection, and the right burial depth and containment where it crosses a yard or a drive. It costs more than a charger on a garage wall. It works properly, which the alternative does not.

How do you wire a barn conversion where the walls cannot be chased?

By planning the routes before the plasterer and the joiner arrive. In stone and thick brick the honest options are surface containment, service voids, floor routes and cables run within stud partitions that are going in anyway. In a vaulted roof there is often no ceiling void at all, so lighting positions have to be decided early rather than adjusted later. It is the strongest argument there is for getting an electrician into a conversion at design stage.

How often does a rented property need an EICR?

At least every five years for a rented home in England, and sooner where the report itself asks for it. A copy has to go to the existing tenant, and to a new tenant before they move in. For an owner-occupied house there is no legal interval, though ten years is the usual recommendation, and sooner if you have just bought somewhere whose wiring history nobody can account for.

Do you wire outbuildings, stables and workshops?

Yes. A proper supply means armoured cable sized for the run, buried at the correct depth or otherwise protected, RCD protection, and its own small consumer unit at the far end so the building can be isolated. What it does not mean is an extension lead through a door, which is the arrangement we are asked to replace more often than any other.

What should we do in a power cut?

Ring 105. It is free, it works from a mobile or a landline, and it puts you through to the network operator for your area rather than your supplier. Check whether neighbours are off as well, because that tells you immediately whether the problem is the network or your own installation. If it is only your property, that is when to ring us.
