Bathroom fitting in Consett

Consett is the highest and most exposed town on our patch, sitting on the edge of the North Pennines, and that is not a scenic detail. It is a scheduling fact. Anything on a bathroom job that happens outside a house, a new soil connection, an extract penetration, scaffold, has a shorter winter window here than anywhere else we work.

The town was rebuilt after the steelworks closed, so the housing is mixed in a way that resists assumptions. Stone-built property at Blackhill and Castleside sits near terraced housing at Leadgate and Delves Lane and newer estates beyond. Two houses on the same street can want two different jobs.

What Consett housing does to a bathroom

Blackhill and Castleside. How a solid stone wall handles moisture is Historic England's subject rather than a fitter's opinion, and it is why tanking and ventilation are decided together in this stock. Stone-built property where the walls decide the plumbing. Pipe runs get planned, boxed or surface-mounted rather than chased, and fixings that would hold fine in a stud wall are not adequate here. A wall-hung basin or a heavy wall-hung WC frame needs the fixing designed rather than assumed, and that is the difference between a bathroom that lasts and a call-out in eighteen months.

Leadgate and Delves Lane. Terraced housing with bathrooms frequently added into rear space. Retrofitted waste runs, often long and shallow, and floors that have been wet at the bath end for years. Ordinary, fixable, and better found at survey.

Moorside and the newer estates. Modern construction, conventional layouts, sound bathrooms. Predictable work and where keeping the existing layout genuinely keeps the price down.

Anything exposed. The rate a fan has to move, and the duct it has to move it through, come from Approved Document F rather than from what will fit through the wall. The figure is 15 litres per second, and at this altitude a fan that only just met it when new will not be meeting it now. Extraction matters more here than in a sheltered town. A bathroom at this altitude gets colder surfaces and more condensation, and an extractor that was marginal when it was fitted will not cope. It is the single cheapest thing to get right at refit time and one of the more expensive problems to fix afterwards.

Buying from a retailer, or from us

Showrooms are useful. Seeing a suite in person tells you things a website will not.

Price is rarely what separates a retailer package from us. Structure is. Theirs subcontracts the fitting, so three trades can arrive on three schedules and the number you ring later belongs to the retailer. That is fine on a Moorside refit that is a straight replacement. It is less fine on a Blackhill stone wall, where the fixing for a wall-hung frame is a decision somebody has to make and own.

We also fit suites customers have bought elsewhere. The only ask is that we see what you have before the job starts.

Consett is County Durham for building control, so moving a bathroom or altering the drainage is building regulations work there, and the circuit work in the zone around a bath is notifiable under Part P, certified by registered electricians.

When we are the wrong choice

A full refit is not the right answer to every bathroom problem, and up here the weather rules some dates out regardless of what anyone promises. These are the jobs where we would point you elsewhere.

• If it is a like-for-like swap of a single item, a good plumber is cheaper and quicker.
• If you want the cheapest possible refit, we are not it. We tank wet areas properly and will not skip it.
• If the job needs external work and you want it done in January, we will tell you honestly that the weather may not allow it, and offer a date rather than a promise.
• If you want the existing tiling kept and only the suite changed, the tiles rarely survive removing a bath cleanly.
• If you need it finished in three days, tanking and adhesive curing do not negotiate.

How the quote and the job run

Somebody surveys the room, and on a stone-walled property that survey decides more than the specification does. You get one written fixed price, and a schedule saying which days the bathroom is out of use. You can accept it online rather than in your hallway.

On a Leadgate or Delves Lane terrace the thing the survey cannot see is the fall on a waste run that was added into rear space. If it is wrong, you get a written price for putting it right before the work happens rather than a bathroom that drains slowly for the next twenty years. Completed work is photographed, which matters most for the tanking and the pipework about to be covered up.
